About the Role
We are seeking an experienced Construction Manager to oversee the full lifecycle of new restaurant builds, remodels, site refreshes, and capital improvement projects across our expanding fitness portfolio. This role requires someone who thrives in a fast-paced, high-volume environment and understands the unique operational and design requirements of fitness spaces from flooring and acoustic considerations to equipment placement, member flow, and opening timelines.
The Construction Manager will partner closely with real estate, operations, facilities, design, and external contractors to ensure every location opens on time, on budget, and aligned with brand standards.
Key Responsibilities
Project Management & Execution
- Manage all phases of construction for new units and remodels from pre-construction to turnover.
- Conduct due diligence including site assessments, feasibility reviews, and early budgeting.
- Create, maintain, and track project schedules, budgets, milestones, and critical paths.
- Oversee onsite construction activities including inspections, RFIs, change orders, and closeout.
- Ensure projects meet brand standards, safety requirements, and code compliance.
Vendor, GC & Partner Coordination
Select, negotiate, and manage general contractors, architects, engineers, and specialty vendors.Review and approve bids, contracts, pay applications, and change order requests.Hold contractors accountable for quality, timeline, and cost control.Work closely with equipment vendors and IT partners for coordinated install and commissioning.Cross-Functional Collaboration
Partner with Real Estate to evaluate sites and support timelines for openings.Work with Operations on layout, equipment planning, member flow, and operational readiness.Collaborate with Design to ensure brand consistency and compliance across all builds.Coordinate with Facilities for equipment repair, maintenance, and long-term building health.Financial Oversight
Track project budgets and identify cost savings without compromising quality.Maintain accurate cost forecasts and financial reporting.Support CapEx planning and cash flow management for the construction pipeline.Site Visits & Quality Control
Conduct regular site visits to assess progress, workmanship, and adherence to design specs.Resolve field issues quickly through proactive problem solving and communication.Ensure timely punch lists, inspections, and city approvals.Qualifications
5+ years of construction management experience; fitness, retail, restaurant, hospitality, or multi-unit experience preferred.Strong understanding of commercial construction processes, permitting, and code compliance.Experience reading architectural, structural, civil, and MEP drawings.Proven ability to manage multiple projects in various phases simultaneously.Excellent negotiation and relationship-management skills.Proficiency in project management tools (Procore, Smartsheet, MS Project, etc.).Willingness to travel frequently to job sites.
