We're searching for a Pre-Construction Project Manager to lead the most critical stage of our projects : taking a dream and turning it into a permit-ready plan. What You'll Own
- Front-End Leadership / Big picture thinking : Drive all pre-construction activities from concept through permitting and design coordination. You're a big picture thinker who can see 2 steps ahead.
- Budgets & Schedules : Develop and manage pre-con budgets, estimates, and schedules in Excel / Procore.
- Client & Partner Meetings : Be the face of Tri Crest with clients, architects, engineers, and consultants.
- Permitting & Documentation : Manage submissions, approvals, and all supporting documentation with accuracy and speed.
- Bid & Buyout Process : Collect and analyze trade partner bids, close scope gaps, and deliver complete, reliable budgets.
- Smooth Handoff : Set the construction team up for success with clean, organized documentation and contracts.
What You Bring
5+ years of experience in residential pre-construction or project management (custom / luxury experience preferred).Strong command of Excel and familiarity with Procore or similar platforms is a big plusProven ability to read Architectural drawings and specs.Confidence leading client-facing meetings and navigating permitting officials.A "builder's eye" for spotting challenges before they happen.Deep organizational skills and a steady, professional presence under pressure.Pre-Construction Leadership - Direct and coordinate all pre-construction activities, from early design development through permitting.Budgets & Schedules - Prepare and manage pre-construction budgets, estimates, and timelines using Excel and Procore (or similar platforms).Client & Partner Engagement - Represent TriCrest with clients, architects, engineers, consultants, and permitting officials in meetings and communications.Permitting & Documentation - Oversee submissions, approvals, and documentation with accuracy and efficiency.Bid & Buyout Process - Collect, review, and analyze trade partner bids; ensure scope gaps are closed and budgets are reliable.Project Transition - Deliver clear, organized documentation and contracts for seamless handoff to the construction team.Why Join TriCrest
