Job Title : Superintendent- Resoration & Historic Building Projects

Position : As a Superintendent specializing in Restoration and Historic Building Projects , you will lead the coordination and supervision of adaptive reuse, preservation, and historic restoration construction efforts. Reporting to the Manager of Construction Operations , you will oversee specialty trades and phases of work that require precision, craftsmanship, and strict adherence to preservation standards.
This role is ideal for a construction leader with deep experience in historic building techniques , restoration methods , and compliance with preservation guidelines and code
Principal Duties and Responsibilities :
Project Planning & Preservation Strategy
Provide early input on restoration techniques, adaptive reuse strategies, and preservation-sensitive cost planning.Conduct detailed material take-offs with emphasis on reclaimed, specialty, or historically accurate materials.Develop final project schedules with sensitivity to phased restoration timelines and site constraints.Assist in selecting qualified subcontractors with proven restoration and preservation experience.Specialized Trade & Site Oversight
Supervise restoration-specific trades (masonry restoration, millwork, plaster, roofing, windows, structural stabilization, etc.).Monitor craftsmanship to ensure historical integrity and compliance with Secretary of the Interior’s Standards for Rehabilitation or local landmark requirements.Resolve trade disputes with a focus on preservation techniques and proper remediation.Manage submittals and approvals for specialized materials (custom millwork, historically accurate windows, etc.).Leadership & Collaboration
Directly supervise field associates, including Superintendents, Finish Superintendents, and restoration crews.Mentor team members on historic construction methods and adaptive reuse processes.Collaborate with architects, preservation consultants, and governing authorities to ensure project fidelity.Documentation & Reporting
Maintain detailed daily logs documenting restoration progress and preservation compliance.Oversee photographic documentation of all phases for historical records and project tracking.Prepare punch lists, manage RFIs, and ensure accurate as-builts and archival records.Provide restoration updates during OAC and preservation review board meetings.Safety, Compliance & Quality
Enforce company safety standards and OSHA requirements in challenging restoration environments.Maintain environmental, water / mold mitigation, and site safety plans tailored for older / historic buildings.Conduct final walk-throughs with preservation consultants, inspectors, and authorities.Education and Experience Requirements :
A minimum of 7 years supervisory experience is required.A minimum of 7 years of experience in construction with at least 5 years in multifamily construction is required.Demonstrated expertise in multifamily adaptive reuse, historic renovation, or specialty restoration trades.High School Diploma or General Equivalency Diploma is required.Bachelor’s degree in construction management or related field is preferred.Knowledge of construction management theory and practice.Must have thorough knowledge of multifamily trades, ability to analyze construction documents, and ability to read blueprintsKnowledge of construction, building codes and building methods.Knowledge of construction and business software, including scheduling, estimating, spreadsheets and word processing.Must have excellent written and verbal communication skills.Must have the ability to operate an automobile. Must have a valid state approved driver’s license. Must be able to furnish a vehicle for use during the workday.Excellent organizational and time management skills, ability to take initiative, use good judgment, demonstrate a strong sense of urgency and follow-up and carry multiple projects through to completion.Strong understanding of historic building systems, codes and pereservation standards.Physical Requirements :
This is a position which requires the Superintendent to frequently walk, stand, and climb stairs in / around construction sites, apartment homes, models and properties. Must maintain professional appearance and be able to work in a construction environment in all weather conditions (rain, snow, heat, hail, wind, sleet), around hazardous chemicals, dust, dirt, and other particulates.Comfort working around dust, lead paint abatement, asbestos remediation, and other hazards specific to older structures.Ability to lift up to 100 lbs. and work in historic site conditions (tight spaces, aged structures, varying weather).Must also operate an automobile, read large quantities of information, operate computer equipment, speak, hear, bend, stoop, reach, lift, move and carry up to 100 lbs. independently. Finger dexterity is necessary.Additional Requirements :
