POSITION
SUMMARY :
The Project Manager 2 manages the overall project
direction, completion and financial outcome for assigned projects. Responsible
for directing and mentoring on-site staff. The position requires business
management acumen and must demonstrate strong leadership, organizational and
time management skills, as well as strong communication and client service
skills.
MAJOR DUTIES & RESPONSIBILITIES :
Practices implementation of Operation Zero and all Manhattan safety policiesAll qualities /
responsibilities of a Project Manager 1, plus :
Manages Conflict Resolution Process with OwnersManages Change Order Negotiations with SubcontractorsPrepares and submits Change Order Requests and completes negotiations for changes.Settles disputes and back changes.Serve as Client - Project Management Point of ContactDevelops and Leads Pre-Con MeetingsResponsible for Project CloseoutReviews and approves subcontractor and vendor pay applications, invoices, and payables for accuracyPrepare Labor Analysis / labor projections and manage job costs.Manages the process of preparation of the Project Execution PlanManages preparation and issuing of Subcontractor Information / Welcome PackageLead Owner / Architect Meetings

SKILLS & ABILITIES GUIDELINES :

QUALIFICATIONS :
Bachelor's Degree- Construction Management, Engineering or equivalent. May substitute required education degree with related experience on a one-to-one basis8 years of industry experienceProven ability to manage projects in excess of $25 millionMust have data center project experienceWORKING
CONDITIONS AND PHYSICAL EFFORTS :
You must be adaptable to all types of weather conditions and traverse and inspect all areas of a construction job site, including walking, climbing, reaching, bending, crawling, or stretching.Ability to physically stand, bend, sit for long periods, and squat throughout the day.Ability to repeat the same movements.Ability to communicate effectively to participate fully in meetings, video conferences, and phone calls.Ability to compose, send, and reply to emails and written correspondence.Must be able to lift, pull, or move up to 50 pounds at a time.Travel may be required occasionally, primarily in the metropolitan area but sometimes domestically (must have a valid Driver's License).Exposure to characteristic construction site hazards.About Manhattan
