Description

This is an onsite, 5 days week role. The Asset Renewal Construction Manager reports to the Asset Renewal Program Manager and acts as the primary liaison and owner representatives responsible for pre-construction and construction activities, and for multiple projects at the same time. The Asset Renewal Program replaces end-of-life assets, primarily MEP re and security systems, vertical and horizontal transportation systems, building enclosure assemblies, below-grade utility systems, baggage systems, and passenger boarding bridges. The characteristic of the candidate is a well-rounded individual who has managed construction projects in a large environment, with an emphasis and understanding of MEP systems. The individual shall be experienced working in an operating environment and be able to coordinate critical outages with minimal impact on the operation of the projects and programs. Transparent communication with the stakeholders is a key ingredient to an e ective construction manager. The Asset Renewal Construction Manager shall provide direction and management for the assigned project and ensure the safe and on-schedule completion of each project within or below budget in accordance with contractual obligations. The Asset Renewal Construction Manager will be focused on planning and de ning program goals and devising methods to accomplish them, with an in-depth knowledge of owner objectives, contract terms, and project policies. The Asset Renewal Construction Manager is responsible for planning, directing, and supervising the execution of all technical, scal, and administrative aspects of the project. Key Job Duties

Working with team members and management to develop budgets, schedules, and plans for the various elements of a project.

  • Provide input, review, and initial approval of the TOS acquisition submittal packages prior to o cial submittal to determine accuracy and completeness and compliance to client DCH requirements.
  • Provide initial draft of NTP letters and support documents including supplemental conditions as may be necessary for clari cation of project conditions and all other supporting documentation as requested by Program Manager.
  • Facilitate the coordination of design related requests for Building Modi cations.
  • Lead the review and approval of exemption requests as may be required to amend design documents. Accept, reject, or mitigate these requests as may be appropriate.
  • Lead preconstruction meetings to facilitate the proper start of the project.
  • Lead and document Weekly Meetings.
  • Coordinate with all Stakeholders to facilitate goals and objectives for administrative, technical, engineering through closeout functions.
  • Managing project scope to meet or exceed project goals and objectives.
  • Document and maintain all project correspondence, including all related agreements, authorizations, reports, drawings and speci cations. This also includes the written scopes of work, submittal and BIM deliverables, Weekly Meetings minutes, etc.
  • Coordinate with the Design Manager during both the design and construction phases of the projects. Collaborate closely to resolve technical design issues and to address non-compliance issues.
  • Coordinate shop drawing reviews, mockup requirements and approvals, and participation in and approval of factory and site acceptance tests.
  • Participate in testing and commissioning activities, managing the punch list process, and other activities as required to ensure that the processes and requirements to close out a client's project are adhered to and followed to ensure all documentation is completed as quickly as possible to e ciently close the project.
  • Monitor all Agencies Having Jurisdiction (AHJ) in obtaining the review and approval of permits to construct the project.
  • Enforce the requirements of the client Design and Construction Handbook (DCH), in e ect at the time the project is designed.
  • Ensure that any approved revisions or deviations are documented and tracked for future reference during construction and closeout.
  • Enforce supplemental Design Guidelines as may come into e ect or are in e ect from time to time.
  • Thoroughly understand the agreements and amendments between the design professionals and / or contractors and client in terms of legal and performance requirements including procurement delivery schedules, component delivery dates, pending notices (NTP, BOAC Action's, TOC, SC, etc.), requiring the support of the project manager.
  • Anticipate, identify, and resolve any program con icts related to design, construction, operations, commissioning, safety and security.
  • Actively liaise with client Operations, Facilities Maintenance & Utilities, CDD, Planning, IMT, Shutdown Control Center (SCC), Police Division, and Inspection.
  • Facilitate ASR and USR meetings with Airport Operations to review short-term and long-term detailed execution plans with contractors ahead of SCC application.
  • Manage process ow of the submittal and RFI process.
  • Ensuring all work is being performed with and inspected with the latest versions of plans and speci cations including approved changes, submittals, and RFI's.
  • Preparing reports summarizing progress of construction activities for senior management.
  • Review Change Proposals for contractual compliance and alignment with fair market value.
  • Prepare monthly risk report.
  • Monitoring adherence to the quality assurance / quality control plan, and other documents as required and promoting excellence on the project through the application of quality assurance processes.
  • Reviewing pay applications to ensure proper veri cation of completed work and compliance with contract requirements.
  • Participating in all necessary coordination meetings with the designer, contractor, and applicable stakeholders.

Qualifications

Required Qualification : - Years of Experience / Education / Certificates / Training :

Education / Training

Bachelor's degree in Architecture, Aviation, Business, Engineering, Construction Management, Planning or other related technical eld required

  • Master's degree preferred
  • Relevant professional licensure and / or certi cation are strongly preferred. Certi cations may include AAAE, LEED, PE, PMP, AICP, etc.
  • Professional Experience Level / Other Quali cations

    15 years or more experience, preferably on airport projects

  • Experience with projects more than $50 million in value.
  • Experience with various delivery methods, including Design-Bid-Build, Design+CMAR and Design / Build
  • Proven ability to perform in project management capacity.
  • Excellent written and oral communication skills and a thorough knowledge of industry practices and regulations.
  • Must have a self-starter attitude with proactive, result-oriented focus; and willing and capable to assume additional responsibilities.
  • Must be able to interface with a variety of people with di erent technical levels and educational backgrounds
  • Must be detail oriented and highly organized
  • Hardware / Software Knowledge

    Pro cient in Microsoft O ce Suite and Bluebeam

  • Familiarity with Project Management Information Systems
  • Ability to work in CAD or REVIT a plus
  • Wage Requirement

  • Starting Salary range for this job is $180,000.00 - $224,950.00. The starting salary will be commensurate with skill, education, experience, and working environment
