Community Manager – Beaufort

Job Responsibilities
- Develop and manage the property budget, analyze financial statements, and provide monthly financial reports.
- Set rent rates, collect rent and fees, and deposit payments; prepare and review monthly financial status reports.
- Approve vendor invoices, reconcile work performed and products purchased, and manage vendor communication.
- Control expenditures and maintain the petty cash fund.
- Oversee lease enforcement, approve resident applications, conduct inspections, and enforce eviction and late fee collection.
- Analyze market and economic trends to implement leasing strategies to achieve revenue goals.
- Promote resident satisfaction by responding to complaints in a timely manner, and ensure maintenance team complies with service standards.
- Conduct regular property inspections to ensure safety, cleanliness, and appearance standards.
- Supervise property staff – interview, hire, orient, train, and manage performance in line with company policies.
- Assist in owner relationships – meet owners, conduct tours, provide updates, and respond to requests.
Physical Demands
Stand, walk, sit, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.Work inside and outside in all weather conditions.Push, pull, lift, carry, or maneuver weights up to 25 pounds independently and 50 pounds with assistance.Rare or regular travel may be required.Work a flexible schedule, including calls during evenings, weekends, and holidays.Compensation
Salary range : $75,000 – $80,000.
Base salary and quarterly / annual bonus based on performance.Weekly, monthly, or quarterly bonus programs for onsite property positions.Benefits
