Job description

Community Manager – Beaufort

Join Greystar to manage the day-to-day operations of an assigned property, oversee resident satisfaction, and lead a property team.

Job Responsibilities

  • Develop and manage the property budget, analyze financial statements, and provide monthly financial reports.
  • Set rent rates, collect rent and fees, and deposit payments; prepare and review monthly financial status reports.
  • Approve vendor invoices, reconcile work performed and products purchased, and manage vendor communication.
  • Control expenditures and maintain the petty cash fund.
  • Oversee lease enforcement, approve resident applications, conduct inspections, and enforce eviction and late fee collection.
  • Analyze market and economic trends to implement leasing strategies to achieve revenue goals.
  • Promote resident satisfaction by responding to complaints in a timely manner, and ensure maintenance team complies with service standards.
  • Conduct regular property inspections to ensure safety, cleanliness, and appearance standards.
  • Supervise property staff – interview, hire, orient, train, and manage performance in line with company policies.
  • Assist in owner relationships – meet owners, conduct tours, provide updates, and respond to requests.

Physical Demands

  • Stand, walk, sit, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
  • Work inside and outside in all weather conditions.
  • Push, pull, lift, carry, or maneuver weights up to 25 pounds independently and 50 pounds with assistance.
  • Rare or regular travel may be required.
  • Work a flexible schedule, including calls during evenings, weekends, and holidays.
  • Compensation

    Salary range : $75,000 – $80,000.

  • Base salary and quarterly / annual bonus based on performance.
  • Weekly, monthly, or quarterly bonus programs for onsite property positions.
