Capital Markets Manager
The Capital Markets Manager supports the SVP, Capital Markets in managing the execution and administration of QTS' financing and capital markets activities and plays an integral role in contributing to the long-term financial strategy of the Company.
In this role you will work alongside QTS senior management team and Blackstone as a key member of a small, tight-knit team in a fast-paced environment supporting QTS' accelerating growth profile which encompasses collaboration across multiple departments within QTS to enhance strategic insights and capital allocation decisions and support ongoing financing initiatives.
What You Will Do :
- Execution of financing transactions including construction and term loans, corporate credit facilities, and bond offerings to support the robust development pipeline and ongoing capital needs of QTS.
- Financial modeling and liquidity forecasting.
- Transaction process management and due diligence, including interacting with bankers, lawyers, external consultants, and other external and internal stakeholders.
- Supports investor relations function for QTS' lending and investor relationships by preparing materials, responding to diligence requests and articulating the Company's financing strategy and performance.
- Contribute to the preparation of presentations and analysis detailing the Company's capital markets strategy, execution and collateral for the Executive Team, Board of Directors, rating agencies, and existing / prospective lenders and investors.
- Collaborate closely with cross-functional teams including FP&A, Treasury, Accounting, Legal, Investments, Asset Management, Development and more to ensure alignment of capital needs and execution.

What You Will Need to be Successful :
Bachelor's degree preferably in Business, Finance, Economics, or Accounting.3 + years of progressive work experience in corporate, investment banking or capital markets at a top-tier financial institution or in-house capital markets experience at a company.Experience with executing financial transactions such as credit facilities, mortgage-secured loans, and securitization.Ability to manage multiple complex projects simultaneously while working under pressure to meet deadlines.Strong Microsoft Excel and PowerPoint skills.Advanced proficiency in analytical and financial modeling, including ability to build comprehensive models including integrated income statement, balance sheet, and cash flow statement.Ability to synthesize large amounts of data and arrive at reasonable conclusions quickly.Nice to Have :
Strong understanding of real estate capital markets, data center industry experience is desirable.Experience with private company capital structure.Strong written communication and presentation abilities.Experience providing financial and analytical support to a capital-intensive business.Knowledge Skills and Abilities You Will Need :
