Building Maintenance

Position Function : Performs variety of unskilled & semi-skilled maintenance duties. Performs general custodial maintenance of building & grounds as needed. Essential duties and responsibilities include the following :

• Performs unskilled & semi-skilled minor repair of plumbing equipment (e.g., replacement or repair of leaks in drains and faucets, unclogging of drains, toilets and sinks, heating & air conditioning, piping, drinking fountains).
• Performs unskilled & semi-skilled minor electrical repair (e.g., light fixtures, wall outlets & switches, incandescent and fluorescent bulbs and tubes, ballast, sockets, fuses, minor appliances, cords, etc) using appropriate hand, power and specialty tools.
• Performs unskilled & semi-skilled carpentry work involving maintenance, alteration & / or repair to buildings, equipment & wooden structures (e.g., doors, windows, walls, woodwork, floors, partitions, stairways, furniture, door closers, gutters).
• Performs spot roof repair.
• Performs general maintenance of grounds (e.g., cuts grass, trims hedges, rakes leaves, plants flowers & trees, removes snow & ice from walks & driveways) & performs minor repair of grounds equipment.
• Performs interior custodial duties as needed (e.g., mops, sweeps, washes windows).
• Painting & / or performs minor painting of fixtures, rooms, buildings, signs, & equipment; patches plaster & prepares surfaces for painting.
• On call 24 / 7 for facility related emergencies in the absence of the supervisor.
• Regular, predictable and punctual attendance requirements are essential to the performance of this position.
• Performs other duties as required.

Candidates need to have the following knowledge, skills and abilities and meet the physical and educational requirements of the position.

Skill in : Building and equipment maintenance and maintenance repair (e.g., electrical, plumbing, carpentry, masonry, sheet metal, painting, plastering, refrigeration, heating) & safe use of associated hand & / or power tools & equipment. Building maintenance includes cleaning and janitorial functions, lawn and grounds maintenance.

Ability to : Apply principles to solve practical every day problems, calculate fractions, decimals, & percentages. Read and understand simple sentences with common vocabulary. Work alone or with others and demonstrate dexterity and skillful use of hands. Basic computer use and keyboarding (e.g. email, etc.)
