Job description

Job Overview

The Residential Senior Property Manager oversees two properties (stabilized and / or lease-up communities), along with activities to achieve budgeted leasing, occupancy, and financial goals. The Senior Property Manager is also responsible for being familiar with the Company and its properties and for training staff on these topics.  Every team member is a brand ambassador and must be well versed in Company history and culture.

Responsibilities

  • Ensure team members understand and promote corporate goals, core values and departmental responsibilities detailed in the Company org chart and Employee Handbook
  • Promptly address and resolve residents' concerns in a first-class manner that is consistent with guidelines established by Comstock Executive Team
  • Assist with the preparation of the property's annual business plan and oversee daily activity to achieve budgeted leasing, occupancy and financial goals
  • Assist in the preparation of monthly financial reports including completing variance reports, monthly market analysis, financial accruals and property performance summary
  • Provide daily, weekly or monthly activity report as required by supervisor and Comstock Executive Team
  • Oversee maintenance operations by partnering with maintenance team to maintain property's curb appeal and assess possible maintenance issues, while ensuring that all manufacturer's recommended routine maintenance (as well as Comstock required maintenance) is completed in a timely fashion
  • Ensure team members understand and promote corporate goals, core values and departmental responsibilities detailed in the Company org chart and Employee Handbook
  • Oversee and manage the onsite leasing process from first contact through move-in
  • Manage collection and processing of monthly rental and all other project income
  • Work closely with Regional Maintenance Property Manager to ensure all on-site staff are properly trained to operate all facility systems and to identify necessary service needs
  • Work closely with Comstock Marketing team to ensure that all marketing standards and brand standards established by SVP Marketing are understood by all property staff members and are strictly adhered to
  • Work with Comstock Marketing Department to develop and implement marketing plans, schedules and budgets while ensuring all marketing initiatives of property management team adhere to standards established by Comstock's SVP Marketing
  • Ensure that the assigned property is compliant with the Company's policies and procedures, along with state, local, and federal laws and regulation,s including Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act and employment law
  • Perform other duties as assigned

Qualifications

  • High school diploma or equivalent required; college degree preferred.
  • 4+ years of progressive experience in property management, with at least 2 years managing a lease-up at a Class A or luxury residential high-rise
  • 2+ years of supervisory experience with proven ability to lead, motivate, and develop a team.
  • Strong financial acumen, including experience with budgets, financial statements, and variance reporting.
  • Expertise in federal fair housing and applicable state / local laws.
  • Proficiency in property management software (Yardi, RealPage, or similar), Microsoft Office, and digital marketing tools
  • Demonstrated experience in conflict resolution, customer service, and relationship management.
  • Highly credible, trustworthy, and operates with integrity.
  • A proactive, positive leader who holds themselves and their team accountable for excellence.
  • Strong organizational, multitasking, and communication skills with attention to detail in a fast-paced, high-demand environment.
