Assistant Community Manager
The Assistant Community Manager works under the Community Manager to oversee daily operations, financial functions, and staff supervision for affordable housing communities. Key duties include : delinquency and rent collection, financial reporting, staff hiring, leasing, maintenance, compliance with fair housing and safety regulations, and ensuring financial stability.
Essential Duties & Responsibilities
Financial Management
- Post payments, track income, and reconcile daily accounts receivable.
- Monitor bad debt, prepare late notices, handle resident and guarantor contact, and process evictions.
- Assist in meeting budgeted revenues, expenses, and NOI.
- Post all charges and bill-back utilities where applicable.
- Complete end-of-month closing procedures and reporting.
- Maintain accurate records, audit resident files, and walk units for move-out charges.
Personnel Management
Maintain regular onsite attendance.Screen, hire, train, coach, and develop onsite staff in line with company policies.Promote staff performance and job quality through guidance and leadership.Ensure staff compliance with company policies and lease administration.Develop resident retention programs and oversee resident satisfaction.Manage leasing processes, marketing, and lease documentation.Handle resident complaints and requests.Show, market, and move in prospective residents.Administrative Management
Monitor service requests and maintenance turnaround.Maintain property appearance and oversee repairs and inspections.Supervise business functions related to operations.Plan resource allocation and manage supplies economically.Education & Experience
High school diploma or equivalent; bachelor's preferred, or two years experience in the housing industry.Basic computer skills and understanding of onsite software functions.Knowledge of Fair Housing Laws and OSHA requirements.Physical Requirements
Stand or sit for prolonged periods, perform repetitive wrist and hand motions.Move between work locations and sometimes ascend / descend ladders, stairs, and other equipment.Work in various environments including confined spaces, outdoor settings, and exposure to hazardous chemicals.Be able to lift up to 25 lbs and operate machinery or vehicles as required.Salary Range
$27 per hour to $29 per hour
