GENERAL RESPONSIBILTIES

Assists the Maintenance Supervisor in all maintenance related tasks :

• Supervising maintenance staff and ensure all areas of the community are maintained.
• Supervises proper levels of inventory, as needed with approval.
• Assist with contractors and become knowledgeable of competitive pricing of supplies.
• Implementing, and supervising Safety training programs
• Tracking, monitoring, and following up on resident work orders in ResMan to ensure requests are completed within 24 hours.
• Apartment inspections and walk through check list on all vacant units.
• Must be able to lead and mentor the maintenance staff by assisting with skill development and knowledge.
• Responds to emergency calls thru the on-call monitoring service per policy.
• Makes general appliance repairs, carpet repairs, A / C repairs and electrical repairs.
• Performs carpentry work, welding, painting, and plumbing duties as required.
• Moves appliances, with assistance, using appliance Dolly.
• Installs appliance and electrical fixtures as required.
• Reports any maintenance problems and ensure repairs are correctly completed in a timely manner.
• Lead and / or participates in an ongoing community preventive maintenance program.
• Maintains courteous and helpful demeanor with resident, prospective residents, co-workers, vendors, etc.
• Works on-call, overtime, weekends, holiday, and evening work as required.
• Performs other duties as assigned by Maintenance Supervisor
