Position Overview

The Senior Asset Manager is an experienced and skilled professional who completely oversees a portfolio of commercial properties. The Senior Asset Manager works with the executive team and investors to understand the unique needs and goals of the properties and creates business plans to achieve the desired outcomes. The person in this role will bring industry-leading thinking and practices and will strive to propagate and reinforce these high standards. Within UV, this role serves as the primary representative of ownership and serves as a liaison with property management, leasing agents, tenants, accounting, lenders, and other stakeholders. Accordingly, the successful candidate must possess a strong understanding of real estate finance, excellent written and verbal communication skills, discreetness in handling sensitive information, be highly customer service oriented. The Senior Asset Manager will make frequent property visits to evaluate physical conditions, meet with tenants, and interact with local team members. This position reports to the Chief Financial Officer.

Key Responsibilities

  • Create and implement business plans for each property that address operational, marketing, leasing, debt, and capital project plans, and update these plans regularly as conditions evolve
  • Lead the annual budgeting process working closely with accounting and property management
  • Drive leasing strategy and manage leasing representatives, act as the owner representative in lease negotiations and decisions
  • Arrange debt financing, manage refinancing, communicate with lenders, and maintain compliance with loan covenants
  • Ensure compliance with requirements and deadlines set forth in leases, management agreements, loan agreements, operating / partnership agreements, loan documents, city / county / state laws, etc.
  • Create and oversee consistent and professional property and portfolio reporting, including internal updates / memoranda, formal investor and lender reports, cash management and capital calls, and an annual budgeting and business planning process
  • Assist in the evaluation, underwriting and negotiation of investment opportunities, as well as manage transaction teams
  • Complete regular onsite property reviews, and maintain deep knowledge of relevant market, submarkets, and property comps
  • Oversee property disposition strategy and execution
  • Maintain accurate Argus models for each asset, prepare detailed cash flow forecasts, and conduct analysis of proposed lease transactions
  • In conjunction with the legal team, oversee portfolio's insurance and risk management strategy
  • Oversee creation and upkeep of asset management database to quickly access critical data for all assets
  • Other tasks as necessary to support the Asset Management functions and UV’s corporate goals
  • Qualifications

  • 7+ years of experience in real estate finance, asset management, development, or banking, with a demonstrated track record of increasing responsibility and strategic impact
  • Strong drive for remarkable outcomes, with a proven track record of delivering high-quality work and exceeding expectations
  • Genuine commitment to sustainability and stewardship, aligning financial strategies with environmental and social responsibilities
  • Advanced knowledge and understanding of real estate transactions, finance, and accounting concepts
  • Expert-level skills in financial modeling in Excel and proficiency with financial reporting systems and data analytics tools
  • Exceptional analytical rigor and attention to detail with a clear focus on delivering measurable impact and driving tangible results for the company.
  • Excellent written and oral communication skills, with the ability to effectively present complex financial information to diverse audiences, including executive leadership and external stakeholders
  • Exceptional customer service and interpersonal skills, and strong ability to professionally interact with a broad range of clientele / relationships
  • Absolute discreetness in receiving and handling sensitive information
  • Bachelor’s degree in finance, accounting, or another relevant field is required and an MBA is strongly preferred
  • Ability to travel when needed, sometimes on short notice
  • The expected salary range for this position is $145-185K plus bonus opportunity. Full-time employee benefits include :
