Description

SUMMARY : Club Champion, the leader in custom golf club fitting, is seeking a Director of New Store Development to lead landlord negotiations, lease structuring, and construction oversight for our expanding retail footprint. This role is ideally based in our corporate office but may be structured as a remote position for the right candidate. This person will work closely with the Real Estate Team, Legal, Lease Administration, and Construction teams to secure favorable terms and deliver successful store openings.

ESSENTIAL FUNCTIONS :

  • Lead all landlord negotiations after a site has been approved (rent per square foot, TI, options, exclusivity, renewals).
  • Partner with brokers to finalize deal structures and ensure alignment with Club Champion's financial and brand standards.
  • Oversee construction process from lease execution through store opening, ensuring projects are delivered on time, on budget, and in line with brand standards.
  • Present deals to the Real Estate Committee, including financial models, Buxton analysis, co-tenancy review, and cannibalization risk.
  • Collaborate with real estate attorneys and lease administrator to draft and finalize leases; ensure timely and accurate documentation.
  • Manage lease renewals and keep lease administration system current.
  • Conduct market analysis to assess store density and maturity within trade areas.
  • Maintain professionalism with landlords, balancing aggressive negotiation with humility and relationship management.
  • Direct reports include a Project Manager and Lease Administrator

COMPENSATION

The salary range this role is $125,000 to $150,000 annually. This is the lowest to highest salary range we in good faith believe we would pay for this role at the time of this posting. We may ultimately pay more or less than the posted range, and the range may be modified in the future. An employee's particular pay position within this range will be based on several factors including, but limited to, relevant education, qualifications, certifications, experience, skills, seniority, geographic location, performance, shift, travel requirements, sales or revenue-based metrics, and business or organizational needs.

This job is also eligible for Performance Bonus pay. Qualifications

KNOWLEDGE, SKILLS, AND ABILITIES :

  • 7-10+ years of experience in commercial real estate, site selection, or retail procurement.
  • Skilled negotiator who can balance assertiveness with professionalism.
  • Strong financial and analytical skills (lease economics, ROI, Buxton analysis).
  • Excellent relationship management; able to handle difficult landlords without ego.
  • Ability to synthesize data (financials, co-tenancy, market saturation) into clear recommendations.
  • Comfortable presenting to leadership and influencing decisions.
  • Collaborative team player who works seamlessly with Legal, Lease Administrator, and Site Selection.
