Your Role : Project Manager
As a Project Manager, you'll lead residential and light commercial projects from planning through closeout. You'll coordinate with clients, in-house teams, subcontractors, and suppliers to ensure projects are delivered on time, on budget, and at the highest level of quality. You'll also help strengthen our internal systems and processes for repeatable success.
Key Responsibilities
Scheduling
Develop and maintain detailed project schedules using tools like Buildertrend or Microsoft Project
Coordinate start dates, milestones, inspections, and critical path items
Work with field teams to monitor day-to-day progress and adjust schedules as needed
Communicate schedule updates to all stakeholders with clarity and consistency
Budgeting & Cost Tracking
Review and track project budgets, including labor, materials, subs, and change orders
Ensure accurate job costing and timely budget-to-actual comparisons
Flag variances early and provide solutions to keep projects on budget
Approve and track subcontractor invoices, purchase orders, and cost codes
Client & Stakeholder Communication
Serve as the primary point of contact for the client from construction start to closeout
Lead project kickoff meetings, progress check-ins, and final walkthroughs
Provide regular updates, documentation, and support throughout the project lifecycle
Handle questions, concerns, and change requests professionally and proactively
Project Execution & Documentation
Lead handoffs from Pre-Construction to Field Team and ensure all documentation is complete
Review and manage RFIs, submittals, and project change orders
Perform regular site visits to monitor quality, safety, and team productivity
Team & Subcontractor Coordination
Collaborate with Site Supervisors, Carpenters, and subcontractors to ensure smooth daily operations
Manage procurement timelines for materials and equipment
Ensure all parties are aligned with project goals, expectations, and safety protocols
What We're Looking For
3-5+ years of experience in residential or light commercial project management
Strong understanding of construction schedules, materials, and subcontractor coordination
Excellent organizational and communication skills
Ability to lead with clarity, consistency, and confidence
Familiarity with project management and scheduling software (e.g., Buildertrend, Microsoft Project, Smartsheet)
A collaborative mindset and commitment to Coastal Maine GC's values
Knowledge of Maine building codes and construction market (a plus)
