Assistant Resident Building Supervisor
Under supervision, and with latitude for decision making, candidate will perform field inspections; generate reports; meet with representatives from external agencies / utilities; attend meetings. Specific duties shall include, but not be limited to the following :
- Maintain heating operations and maintenance of equipment at development locations within a neighborhood.
- Tend to and operate heating equipment, monitor remote monitoring and building management systems and equipment.
- Assist in the inspection and testing of boilers and related heat and hot water related equipment.
- Supervise and provide guidance to front line heating staff in the dismantling, assembling and repair of heating and hot water equipment.
- Identify and procure parts and material required for proper maintenance and repair of heat and hot water equipment as required.
- Conduct and ensure frontline staff are performing routine heat and hot water equipment inspections in accordance with NYCHA procedures.
- Respond to all heating / hot water service disruptions.
- Repair boiler / burners and distribution system.
- Trouble-shoot and provide technical expertise for heating matters.
- Assist skilled trade administrators and Heating Superintendent in the review of skilled trade tickets.
- Follow-up on all heating issues at assigned development locations.
- Supervise frontline staff assigned to developments within a heating neighborhood.
- Monitor development sequenced heating and hot water work orders, coordinate the completion of repairs and ensure completed work orders are closed out.
Candidate selected must be available to work and travel throughout the five boroughs; and will be required to work rotating shifts, including holidays and weekends. 8 : 00AM-4 : 00PM 4 : 00PM-12 : 00AM 12 : 00AM-8 : 00AM
