The Opportunity
We're seeking an experienced Senior Project Manager (SPM) or Project Executive (PX) to take charge of the overall successful execution of ground-up multifamily, adaptive reuse, and major renovation projects. You'll hit the ground running in a lean team, reporting directly to Principals and Vice Presidents. Key performance metrics include managing client satisfaction, building / leverage teams for max output, evaluating / mitigating risk, delivering on schedule and budget, embracing new challenges, mentoring staff, and improving the organization.

Major Responsibilities
Project Management / Financial Management
- Participate in preconstruction planning : Prepare preliminary cost estimates, schedules, and logistics plans.
- Collaborate on bidding strategy during bid phase to ensure comprehensive scope coverage.
- Negotiate select bid packages with subcontractors.
- Issue subcontracts, ensuring alignment with internal processes.
- Oversee accuracy of change order pricing, negotiations, monthly pay applications, and weekly field costs.
- Handle overall financial management, including forecasting and value engineering.
- Coordinate subcontractor scopes and ensure project conformance to documents.
- Foster healthy, collaborative teams.
Scheduling
Develop, implement, and maintain overall project construction schedules.Interface with Principals, VPs, and stakeholders to create detailed schedules in preconstruction or pursuit phases.Manage schedules for contractual compliance and regular updates to stakeholders.Communication / Documentation
Delegate tasks appropriately to internal team members.Provide regular, accurate reporting to VPs and Principals on project issues.Interface directly with client representatives on progress and key decisions.Oversee key reporting tools for accurate project administration.Establish proper communication protocols with A / E teams, subs, and clients.General
Participate in contractor selection and interviews.Build trusting relationships with architects and clients.Be a kind, honest, collaborative team player in a diverse environment.Pursue ongoing training, education, and experiences for career advancement.Serve on internal committees to shape policies.Mentor new team members and demonstrate ownership and service leadership.Qualifications
Minimum 8 years of related project management experience, with a strong track record on ground-up multifamily or similar projects in Chicago.B.S. in Construction Engineering / Management (or related field) preferred.Exceptional written and verbal communication skills, with strong interpersonal abilities (tact, diplomacy, negotiation).Self-motivated, detail-oriented leader who adds value to projects, teams, and client experiences.Thorough understanding of industry practices, processes, technical expertise, and BIM / Revit experience.Proven autonomy in fast-paced settings and ability to mentor others.Why Join?
