Job Description

Perform quality assurance / control and program oversight of the Building Operations Support (BOS) team which includes the mechanical / electrical / plumbing (MEP) and custodial subcontractors, vendors (e.g., elevators, escalators, boilers, chillers, generators, etc.), and IDIQ construction and repair projects.

Primary Duties

• Independently conduct internal audits / investigations with emphasis on our MEP subcontractor and technical vendors (e.g., elevator and escalator maintenance; security doors, turnstiles and gates; roadway maintenance, boilers, chillers, generators, etc.). Interact with the Chief Engineer and SSI leadership to help ensure contract requirements exceeded and MEP work performed effectively and efficiently. Independently determine what needs to be evaluated and make recommendations. Execute QA / QC / safety inspections of IDIQ projects and other areas of the BOS contract. Ability to drive continuous quality improvement in a service environment and enhance the safety program. Strongly and proactively support the BOS vision and objectives.
• Utilize quality management software or database (ability to attend training and quickly become a proficient user of the software features and capabilities; position may require training other users on basic use of the software).
• Provide administrative and tactical support to the Quality Manager and quality professionals; manage and maintain records and audit documentation; track status of issues, audits, etc. and ensure closeout in a timely manner; generate monthly status report; provide technical support and training to the Quality Building Inspector I position as needed.
• Periodically evaluate the status of programs / issues through research, data collection, and data / trend analysis. Draw valid conclusions and recommend / implement improvements in coordination with responsible party. This requires knowledge and experience in trouble-shooting building systems (e.g., back-up generators, UPS, boilers, chiller plants, switchgear, water chemistry, heat exchanger, etc.). Independently write reports clearly and accurately so issues are easily understood by both a technical and non-technical audience. Utilize Maximo (a computerized maintenance management system (CMMS)) and Actuate (business intelligence software) for fact finding and data analysis.
• Incorporate best business practices to make technical recommendations to top SSI management to include evaluation of proposed repair plans on MEP systems by subcontractors and vendors. Assist the BOS team in the achievement (and retention) of LEED EBOM certification for the Mark Center.
