About Our Client
Our client is a highly respected General Contractor that's been a leader in the mid Atlantic region for over 70 years. They specialize in a variety of sectors including Multifamily / Mixed-Use, Sports & Entertainment, and Corporate Interiors, with projects ranging from $10M to over $200M. Over the past 15 years, they've steadily grown their Richmond office, focusing on work within a 10-15 mile radius. They're now looking to bring on an experienced Project Manager to join their team. This is a unique opportunity to be part of a smaller, close-knit office with the backing and resources of a $400M+ revenue GC. You'd have a key role-not just another number-with real visibility and impact.
Job Description
The Project Manager - Commercial Construction - Richmond will be responsible for :
- Overseeing and managing all phases of commercial new construction projects from pre-construction through closeout.
- Developing detailed project plans, schedules, budgets, and scopes of work.
- Coordinating and communicating with architects, engineers, contractors, subcontractors, and clients to ensure project requirements are met.
- Monitoring project progress, managing timelines, and ensuring milestones are achieved on schedule.
- Controlling project costs and managing budgets, including forecasting and variance analysis.
- Identifying and mitigating risks and resolving issues promptly to avoid delays or cost overruns.
- Ensuring compliance with safety regulations, building codes, and quality standards.
- Leading procurement efforts including bidding, contract negotiations, and vendor management.
- Preparing and presenting regular status reports to senior management and stakeholders.
- Managing onsite construction activities, supervising project teams, and coordinating subcontractor performance.
- Facilitating project meetings, maintaining project documentation, and handling change orders.
- Driving continuous improvement and efficiency in construction processes.
- Fostering strong client relationships and serving as the primary point of contact throughout the project lifecycle.

The Successful Applicant
The Project Manager - Commercial Construction - Richmond will have :
Minimum of 5 years' experience managing commercial new construction projects.Strong knowledge of construction processes, building codes, and safety regulations.Proficiency with project management software and tools (e.g., MS Project, Procore, BIM).Excellent leadership skills in supervising teams and subcontractors.Strong budgeting, scheduling, and cost control abilities.Effective communication and negotiation skills with clients, vendors, and stakeholders.Ability to manage multiple projects simultaneously while maintaining attention to detail and meeting deadlines.Bachelor's degree in Construction Management, Engineering, Architecture, or related field (preferred).Relevant certifications such as PMP, CCM, or OSHA 30 (a plus).What's on Offer
