Responsibilities

• Plan, schedule, and supervise the maintenance staff in the execution of daily activities including maintenance, installation and repairs, service requests, turns, and cleaning of grounds and common areas.
• Hire, train, and develop maintenance staff; ensure company policies, procedures, and safety practices are applied.
• Conduct regular safety inspections, correct unsafe practices, and train maintenance staff in handling of chemicals, supplies, and equipment.
• Participate in department or regional meetings and community events; lead safety and department meetings with staff.
• Coordinate with vendors and contractors for installation, maintenance, and repair work.
• Maintain department budget and ensure projects and scheduling align with budgetary guidelines.
• Prepare specifications for major planned projects; solicit bids and inspectVendor work for quality and conformance to specifications and cost requirements.
• Purchase and stock maintenance supplies, materials, and appliances; manage inventory efficiently and cost-effectively.
• Ensure service requests and make-readies are completed within required timeframes.
• Troubleshoot and train staff on trades-related items (e.g., electrical, plumbing, HVAC, fire alarms, mechanical systems) to assess function and recommend repairs or replacements.
• Adhere to all WBPC safety policies and applicable OSHA regulations; maintain a safe and secure work environment.
• Maintain and update service requests using Yardi Mobile until completion.
