Job description

Facilities Maintenance Technician

This position is responsible for the preventative maintenance of city facilities and providing support for the construction, repair, and maintenance of city facilities.

Major duties include :

  • Performing preventative maintenance on HVAC units and ice machines; replacing filters, replacing worn belts, checking amp draw, inspecting and greasing motors, cleaning coils; inspecting and cleaning condensate lines, and repairing or replacing condensate lines and / or pans.
  • Assisting with the renovation and remodeling of existing structures to include demolition, framing, drywalling, painting, installation of ceiling and flooring, and installation of windows and doors.
  • Conducting weekly tests on emergency generators; checking fluids, checking belts and electrical systems, and refuels as needed; performing test runs.
  • Assisting with a variety of facilities maintenance tasks; replacing A / C units; replacing light fixtures; assembling and tearing-down scaffolding; installing wire and conduit; making plumbing repairs.
  • Performing preventative maintenance on chillers, cleaning coils, and drying-out basins.
  • Assisting in new construction to include the framing and laying out buildings, installing decking, roofing, drywall, doors, and windows, etc.
  • Assisting with woodworking construction to include building desks, tables, bookshelves, cabinets, signs, etc.
  • Priming, painting, sealing, and waterproofing surfaces of existing structures, both interior and exterior surfaces, pressure washing sidewalks, decks, walls, etc.
  • Obtaining quotes in accordance with state bid laws and city procedures; ordering filters, belts, and other supplies as needed.
  • Performing plumbing, HVAC, and electrical repairs as needed; unclogging floor drains, replacing window A / C units, replacing and installing ice machines, inspecting buildings for leaks, cleaning roofs, roof drains, and gutters.
  • Documenting time and tasks on daily log, processing and completing work orders; adding time and materials to each assignment.

Knowledge, skills, and abilities required by the position include :

  • Knowledge of electrical, HVAC, plumbing, and generator system repair and maintenance principles.
  • Knowledge of building maintenance principles and practices.
  • Knowledge of wood, masonry, and metal construction.
  • Knowledge of building codes and ADA requirements.
  • Knowledge of occupational hazards and safety guidelines.
  • Knowledge of bid laws and purchasing guidelines.
  • Knowledge of computers and job-related software programs.
  • Skill in the repair and maintenance of a variety of building systems.
  • Skill in reading and interpreting drawings, diagrams, schematics, and blueprints.
  • Skill in the use of hand and power tools.
  • Skill in problem solving.
  • Skill in interpersonal relations.
  • Skill in the safe operation of motor vehicles.
  • Minimum qualifications include :

  • Graduation from a standard senior-high school or GED equivalent, and six (6) months recent experience in construction and remodeling / repairing, and / or HVAC preventive maintenance, electrical or plumbing maintenance and / or repair; and six (6) months recent experience using word processing software.
  • OR Graduation from an accredited college, university, or high school vocational program with a degree or certification in Electrical Theory, Electrical Technology, HVAC, Construction, Electrical, Plumbing, or closely related field.
  • Possession of a valid driver's license and acceptable driving record.
  • An applicant for this position is subject to various background investigations up to and including criminal, credit, past employment, and reference checks.
  • Employees are required to submit to Drug and Alcohol testing in accordance with the City of Dothan policy, which includes pre-employment and random tests for the duration of employment in this position.
  • Must meet the City of Dothan's employment physical standard, which includes drug / alcohol testing.
