SALARY : $25.43 to $34.08 per hour ($52894.40 to $70886.40 per year)

OUR SUPPORTIVE HOUSING TEAM

Our Supportive Housing Division provides housing and supportive services directly to the people who need it most and our cross-functional team is dedicated to providing exceptional customer service while supporting our residents in achieving stability and success. The Supportive Housing Division consists of the Property Management Resident Services and Maintenance departments. Our combined programs help over 900 households increase stability access to opportunity and success in housing.

WHAT YOU WILL DO FOR OUR TEAM

As a key role in our Supportive Housing Division the Maintenance Mechanic is a journey level classification. The position is responsible for providing skilled maintenance services for Homes for Goods properties responding to highly varied work orders including minor electrical minor plumbing carpentry and other areas. The ideal candidate will have at least three years of increasingly responsible and varied skilled maintenance experience.

DUTIES :

These are intended only as illustrations of the various types of work performed. The omission of specific duties does not exclude them from the position if the work is similar related or a logical assignment to the position.

  • Performs painting soft tile laying and masonry work for vacant or occupied units as assigned; consistent with state and local codes and ordinances.
  • Performs repairs to and maintains existing electrical systems such as installing outlets switches repairing shorts in wiring and appliances heaters thermostats range elements exhaust fans and motors.
  • Consistent with state and local codes and ordinances performs mechanical work such as repairing water leaks installing and unplugging toilets sinks faucets hot water tanks forced air systems and pump systems.
  • Maintains and repairs HVAC and boiler systems.
  • Performs carpentry work such as hanging doors repairing and replacing cabinets hardware woodwork siding general structural and dry-rot repairs building and repairing screens.
  • Repairing leaks in roofs.
  • Unit Systems and Building and Workplace Safety Inspections.
  • General maintenance to quickly turn vacant units.
  • Performs assessments and repairs in crawl spaces and attics.
  • Periodic on call work (nights weekends and holidays).
  • Perform related duties and responsibilities as assigned.

EXPERIENCE & TRAINING GUIDELINES :

Any combination of experience and training that would provide the knowledge skills and abilities to perform the job is sufficient. Typical combinations of training and experience would be :

IDEAL QUALIFICATIONS :

The candidate will likely have knowledge and experience in the following areas :

  • Experience with state and local codes and ordinance performing mechanical work especially in a property management context.
  • Knowledge of Housing Quality Standards (HQS) as it pertains to unit inspections.
  • Experience with public or assisted housing programs.
  • Perform the full range of work involved in the maintenance and repair of a wide variety of buildings and grounds.
  • Operate and maintain a variety of hand tools power tools and equipment.
  • Identify and correct plumbing carpentry electrical and maintenance problems.
  • Strong finish carpentry skills.
  • Performs a variety of physical tasks requiring frequent and repetitive bending squatting climbing crawling and reaching above shoulder level.
  • Lift 70-100 pounds without assistance to a height of four feet occasionally.
  • Lift 51-69 pounds without assistance to a height of four feet frequently.
  • Lift 20-50 pounds without assistance to a height of four feet repetitively.
  • Perform mathematical calculations quickly and accurately.
  • Able to read and interpret sketches and plans.
  • Beginning to intermediate knowledge of Microsoft Word Excel or other software programs.
  • Knowledge in the use of computer smartphones (texting calling internet search and other functions) and other office technology.
  • Recognize the value of individual and cultural difference and create a work environment where individuals differences are valued
  • Demonstrate trustworthiness and good judgment must be honest and respectful beyond reproach.
  • Bilingual (oral and written) Spanish preferred.
  • EXPERIENCE :

    The successful candidate will likely have three (3) years of varied and skilled maintenance experience.

    TRAINING :

    The successful candidate will likely have a high school diploma or equivalent.

    LICENSE OR CERTIFICATE :

    The Maintenance Mechanic often drives Agency vehicles during the course of their duties. Possession of or ability to obtain a valid State of Oregon vehicle drivers license and be insurable at standard rates is required for this position.

    WHATS IN IT FOR YOU

    COMPENSATION :

    The pay range for this position is $25.43 to $34.08 per hour ($52894.40 to $70886.40 per year) with a generous benefits package which includes paid health dental and vision insurance for you and your family after one month of employment along with life insurance and a 12% contribution of your monthly salary into a retirement account after 6 months of employment.

    Homes for Good offers a family friendly environment with flexible scheduling options generous paid time off (PTO) program starting at 17.33 hours per month and paid family leave.

    BILINGUAL DIFFERENTIAL :

    This position is eligible for a bilingual differential of 5.7% upon passing a written and oral proficiency exam. Candidates must be bilingual in English and Spanish to qualify for this differential.
