Position Summary
The Community Manager is responsible for the overall performance and daily operations of the apartment community, ensuring it is financially successful, physically maintained, and culturally aligned with Bonner Carringtons mission and values. This role provides leadership to onsite staff, fosters an exceptional living experience for residents, and ensures compliance with company policies, regulatory requirements, and ownership objectives. The Community Manager reports directly to the Regional Manager and serves as the primary point of accountability for the community.
Key Responsibilities
Leadership & Team Development
\tDirectly supervise and develop all onsite staff, including Leasing Specialists, Maintenance, and Service team members.
\tFoster a positive team culture that aligns with Bonner Carringtons Code of Culture and values of respect, accountability, and service.
\tProvide coaching, performance management, and training to ensure staff success and retention.
Financial & Operational Management
\tPrepare, manage, and monitor the communitys operating budget to meet or exceed financial goals.
\tOversee rent collection, delinquency management, and financial reporting in compliance with company policies.
\tEnsure timely completion of vendor contracts, purchase orders, and expense approvals within budget parameters.
\tReview, analyze, and report property performance metrics to the Regional Manager on a regular basis.
Resident Experience & Retention
\tMaintain high levels of resident satisfaction through proactive communication, service follow-up, and resident engagement activities.
\tOversee resident renewals, conflict resolution, and enforcement of lease terms and community policies.
\tPartner with leasing staff to maximize occupancy and ensure strong first impressions during the leasing process.
Compliance & Risk Management
\tEnsure community compliance with Fair Housing, ADA, OSHA, HUD, and all applicable federal, state, and local laws.
\tMaintain accurate resident files, contracts, and community records in compliance with Bonner Carrington standards.
\tMonitor property condition through regular inspections, ensuring curb appeal and safety standards are consistently met.
\tCollaborate with Risk & Compliance teams to resolve incidents, claims, and safety concerns.
Marketing & Community Engagement
\tPartner with the Regional Manager and corporate marketing team to implement marketing strategies that drive qualified traffic.
\tEnsure consistent and professional representation of the community across all online platforms, advertising, and resident events.
\tBuild strong community relationships with residents, vendors, and local organizations to enhance the propertys reputation.
Qualifications
\t35 years of multifamily property management experience required; prior leadership experience preferred.
\tProven track record in financial management, team leadership, and resident relations.
\tStrong knowledge of Fair Housing laws, property management operations, and vendor management.
\tProficiency with Microsoft Office Suite and property management software (Onesite).
\tAbility to work flexible hours, including weekends or evenings, as needed.
\tTax Credit, HUD, Affordable Housing experience a plus.
