Title : Maintenance Manager Division : Leisure Services Department : Maintenance & Custodial
Annual Pay Range : $61,316 - $73,627
GENERAL PURPOSE
Performs a variety of general managerial and supervisory duties as needed to coordinate the Maintenance and Custodial and the upkeep of the Community and City Buildings.
SUPERVISION RECEIVED
Works under the direct supervision of the Assistant Leisure Service Director.
SUPERVISION EXERCISED
Provides direction and general supervision to Maintenance and Custodial staff. The Maintenance Supervisor and Custodial Supervisor.
ESSENTIAL FUNCTIONS
- Manages, hires, promotes, terminates, and transfers for the purpose of maintaining staffing needs. schedules and trains new Maintenance and Custodial staff.
- Works with Vendors buying supplies needed to complete tasks and keep within budget requirements.
- Maintains aquatic pumps, motors, plumbing, and electrical. (Two 175,000-gallon swimming pools and six splash pad).
- Responsible for adjusting water chemicals to balance pH due to bather loads.
- Develop and prepare multiple building budgets, analyze and review budgetary and financial data. Monitor and authorize expenditures in accordance with guidelines.
- Responsible for maintaining all other City Facilities and Park Restrooms.
- Responsible for maintaining three basketball courts, two weight training facilities, one aerobic room, jogging track, rock wall, two locker rooms, front lobby, concessions court (seats 50 patrons), three child care facilities, along with a 1500 square foot reception center with a full kitchen.
- Ensures that smoke and heat detectors, fire alarms, and security systems are in optimal working order at multiple buildings. Schedule yearly Fire and Burglar alarm tests.
- Oversees waste removal and pest control at multiple buildings
- Supervises delivery of freight.
- Must maintain all electrical, mechanical, plumbing, remodeling, parking lot, grounds, inside and outside lighting, painting, and vending machines. Must be able to maintain and troubleshoot electrical and mechanical systems. Must know HVAC.
- Responsible for coordinating vendors, elevators, or any major mechanical or warranty work.
- Must be able to work with various fasteners, asphalt, concrete, and many types of construction materials.
- Must have the ability to lead other service technicians, design solutions for difficult problems, able to manage outside contractors, and be on call for emergencies. Be able to handle multiple projects and daily activities while meeting timelines. Must be able to develop plans on how to accomplish departmental and distribution goals. Ability to develop training plans for service technicians. Ability to develop Preventive Maintenance programs.
- Able to install, maintain, and troubleshoot power distribution systems, branch circuits, lighting systems, transformers, and wiring methods and materials. Ability to install, maintain, and troubleshoot relay logic, control components (photo eyes, motor starters, relays, limit switches, proximity sensors, timers, solenoids, servo drivers, tachs, and low voltage distribution panels.
- Must be able to mentor technicians by motivating, providing guidance, and direction to help them achieve their goals.
- Must be able to develop and maintain a good working relationship with seniors, peers, and subordinates.
- Must be able to provide enriched feedback to enhance individual performance.
- Demonstrate ability to multitask and prioritize many different projects and workloads.
- Must be able to work without supervision.
- Must communicate effectively (written or verbally) with peers, management, contractors, and vendors
- Basic knowledge of computers (word processing, email skills).
- Attend required meetings and events.
- Other duties as assigned.
MINIMUM QUALIFICATIONS
Education and Experience :A. High School Graduate or GED graduate
B. Vocational certification and / or post-school training and / or six years of related work experience.
2. Required Knowledge :
Knowledge of A / C and Heating, appliances, spray paint machine, manifold gauges, key machine, water heaters, sewer machine, welding / brazing, leak detector, hand tools, amp / voltage meter, and knowledge of building codes. Define issues and draw conclusions. Valid driver's License required.
3. Work Environment :
Tasks may require lifting, reaching, and carrying up to 40 pounds. Communicating, seeing, hearing, and talking are essential to job effectiveness. Generally, the job requires 45% sitting, 25% walking, 30% standing. The job is performed under some temperature extremes and under conditions with some exposure to risk of injury / or illness.
As per Washington City policy and / or procedures, a background check, and drug screening evaluation will be required for potential new hire candidates prior to an offer of employment.
