About Us
We are a US-based real estate development company creating spaces that blend design, nature, and human connection. Our first residential community in the Texas Hill Country spans 100+ acres of preserved nature, built with non-toxic materials, clean water systems, and EMF-conscious design for people who care about how they live, not just where they live.
At Sanctuary, we are not just building homes - we are building a new way of living.
Our international team of 20+ people across India, Europe, and the US includes architects, designers, engineers, and creatives - all driven by one mission : to design spaces that inspire wellness, sustainability, and conscious living.
Our architectural and design vision is bold. Now we need you to make it buildable - intelligently, efficiently, and beautifully.
Why This Role Matters
Our civil scopes - grading, drainage, roadwork, stormwater, retaining structures, and site layouts - currently rely on multiple external consultants. The process takes too long, costs too much, and slows the transition from design to construction.
We're bringing this work in-house - and you'll be the one to build that foundation.
You'll design smarter, more efficient site systems; streamline coordination between teams; and ensure that every home sits in harmony with the land. Your work will directly shape how fast, cost-efficiently, and sustainably we build across the 100+ home masterplan - and future Sanctuary developments worldwide.
This isn't a one-off project. It's the groundwork for a long-term vision that's just getting started.
What You'll Own
- Full-site civil engineering coordination for our Texas Hill Country project - including grading, stormwater management, roads, and retaining structures
- Preparation of complete drawing sets for permit applications to TCEQ (Texas Commission on Environmental Quality), Hays County, and the City of Dripping Springs
- Direct ownership of all permitting work, including coordination with local jurisdictions, consultants, and internal teams to ensure timely approvals
- Familiarity with local regulations, norms, and standards across these jurisdictions to guide compliant, buildable design solutions
- Collaboration with the architecture and infrastructure teams in India and the construction team in Austin
- Review and integration of geotechnical and topographic data into buildable civil designs
- Development of site drainage plans, cut-fill optimization, and grading models that balance cost, buildability, and aesthetics
- Coordination of civil work packages (roads, driveways, storm lines, water / sewer corridors, etc.) with MEP and structural systems
- Collaboration with external vendors and consultants for surveys, permitting, and construction documentation
- Building the framework for our internal civil design standards and workflow
