For the position Grace expects you to ensure the residence and grounds are in good repair and provide a safe and attractive environment for residents, family members and guests. Also maintains compliance with heath care licensing, OSHA, MSDS, state and federal regulations and the standards of Grace.
PRIMARY DUTIES AND RESPONSIBILITIES
- Inspects residence and grounds regularly identifying any areas in need of repairs
- Works closely with Sales to ensure apartments are ready for move in within deadline
- Responds promptly to all requests for repairs or maintenance concerns
- Assists with set-up and clean-up for special events when applicable
- Maintains grounds, coordinates lawn service and other outdoor grounds service as required
- Manage fire alarm annually, smoke alarm, fire sprinkler documentation for quarterly flows, annual, semiannual, riser, dampers.
- Fire Extinguishers
- Fire and Smoke Doors door inspections and maintenance
- Generator, annual, monthly load, weekly start up
- Fire Drills
- Emergency light inspection
- Emergency light test
- Emergency action plans
- Employee training logs
- Life safety plan
- Tests the fire protection systems as required by code and schedules regular inspections
- Conducts regularly scheduled fire drills
- Manages all preventative maintenance of equipment in the kitchen, hood suppression, hood cleaning.
- Tests residence security systems on a regular basis
- Maintains HVAC system ensuring a comfortable temperature in the community
- Ensures an effective lighting system in the community
- Ensures that the plumbing system is in compliance with code and always working properly
- Secures all maintenance equipment to prevent injuries to residents, associates and visitors
- Provides proper removal and disposal of trash
- Conducts regular safety inspections, fire drills for each shift, emergency situations and safe practices
- Participates in the recruitment and hiring of maintenance, housekeeping and laundry associates (if applicable)
- Manages the housekeeping department and its associates to ensure that all resident apartments are cleaned on a regular basis. Manage the schedule for the housekeeping department as it changes with occupancy.
- Manages the housekeeping department as it pertains to common spaces.
- Orders supplies for maintenance of the community and housekeeping department.
- Maintain budget and tracking of spend for both maintenance and housekeeping department.
- Manages time and assignments of maintenance when an outside vendor is required.

High school educationAssociate or bachelors degree preferredWORK EXPEREINCE REQUIREMENTS
