Position Summary

The Property Accountant is responsible for the full spectrum of accounting activities for an assigned portfolio of affordable housing, condominium, and commercial properties. This includes preparing monthly financial statements, monitoring Accounts Payable and Accounts Receivable, and collaborating with property management to ensure financial and operational integrity.

Essential Responsibilities

  • Record all transactions and complete month-end closing entries for assigned properties.
  • Reconcile bank accounts, tenant receivables, subsidy receivables, accounts payable, and tenant security deposit ledgers to the general ledger.
  • Prepare monthly financial statements and reporting packages in accordance with GAAP, housing program regulations, and lender requirements.
  • Support annual audits by providing necessary documentation and responding to auditor inquiries.
  • Participate in annual operating and capital budget preparation for assigned properties.
  • Assist with municipal, state, and federal tax compliance (e.g., business tax returns, license renewals).
  • Process move-out security deposit dispositions and set up new security deposit accounts.
  • Verify accounts payable entries for accuracy.
  • Prepare and record cash receipts, including both rental and non-rental income, and ensure accurate posting to the accounting system.
  • Provide reporting and information to internal management, owners, external investors, and lenders as required.
  • Crosstrain with other accounting staff and provide backup as needed.
  • File journal entries and completed transactions to maintain accurate and organized records.
  • Perform additional duties as assigned by management.

Required Skills and Abilities

  • Knowledge of GAAP and affordable housing accounting.
  • Strong organizational skills and attention to detail.
  • Proficiency in Excel and standard accounting software; familiarity with Yardi preferred.
  • Analytical, critical thinking, and problem-solving abilities.
  • Excellent written and verbal communication skills.
  • Ability to work independently and collaboratively with staff across departments.
  • Capacity to manage deadlines and multiple priorities in a fast-paced environment.
  • Education and Experience

  • Bachelor’s degree in accounting, finance, business, or a related field, or equivalent work experience.
  • Minimum of two years of accounting experience (affordable housing or property management experience preferred).
  • Experience with HUD / NJHMFA regulatory requirements is a plus.
