Job Description : Maintenance TechnicianCompany : Vine ManagementPosition OverviewWe are seeking a skilled and reliable Maintenance Technician to join our team in maintaining the excellent condition and functionality of our community properties. This position is responsible for maintaining building environments and grounds through comprehensive maintenance services, equipment upkeep, groundskeeping, and repair work. The ideal candidate will be a jack-of-all-trades with strong technical skills, attention to detail, and commitment to providing exceptional service to our residents and communities.Essential ResponsibilitiesBuilding & Equipment Maintenance (35% of time)Keep equipment operational by completing preventive maintenance schedulesPerform routine inspections of buildings, equipment, and systems to identify issuesTroubleshoot and repair mechanical, electrical, plumbing, and HVAC systemsInstall replacement parts and complete repairs following manufacturer guidelinesMaintain detailed maintenance records and documentationReport needed changes and major repair requirements to managementEnsure systems and buildings are ready for daily useFollow all policies, procedures, and safety protocolsRespond to maintenance requests in a timely and efficient mannerPrepare units for new residents, ensuring move-in ready conditionGrounds & Exterior Maintenance (25% of time)Maintain building accessibility and appearance by picking up litter from walkways and parking lotsClean and maintain pool area, including furniture, equipment, and surrounding spacesPerform pressure washing of paths, drives, sidewalks, brick steps, and wood decksComplete painting projects for interior and exterior surfacesMaintain landscaping through mowing, trimming, pruning, and general upkeepControl erosion and manage ground cover as neededMaintain and repair irrigation systems on association propertyClean surrounding landscape areas and common spacesEnsure tot lot and playground areas are safe and well-maintainedPerform daily exterior facility walks to identify maintenance needsSafety & Security Systems (15% of time)Secure buildings and occupants by maintaining alarm and fire protection devicesEnsure fire extinguishers, hydrants, alarms, and emergency exits remain in excellent working conditionTest and maintain emergency lighting and exit signsMaintain safe and clean working environment by complying with procedures, rules, and regulationsIdentify and report safety hazards promptlyParticipate in safety training and emergency response proceduresMaintain knowledge of OSHA and safety compliance requirementsDocument safety inspections and corrective actionsElectrical & Lighting Systems (10% of time)Maintain lighting by installing light bulbs and ballastsRepair electrical wiring and fixturesTroubleshoot electrical issues and circuit problemsInstall and replace switches, outlets, and electrical componentsEnsure compliance with electrical codes and safety standardsMaintain emergency and security lighting systemsPerform basic electrical diagnostics using appropriate toolsJanitorial & Facility Services (10% of time)Dust and polish furniture, equipment, mirrors, and fixturesClean counters, walls, ceilings, and woodworkSweep, scrub, mop, and wax floors in common areasMaintain restrooms including cleaning and stocking suppliesRequest and manage products / supplies necessary for facility maintenanceEmpty trash receptacles and manage waste disposalClean windows, glass doors, and entrance areasSanitize high-touch surfaces and common areasSpecial Projects & Support (5% of time)Complete special requests including hauling files and boxesMove furniture and set up furnishings as neededPrepare rooms for meetings and eventsAssemble public announcement and audio-visual equipmentSupport community events with setup and breakdownAssist with emergency response and disaster preparationParticipate in capital improvement projectsProvide general maintenance support as directedWork Order & Vendor ManagementReview and prioritize work orders dailyOrder materials and parts as needed for repairsComplete work in a professional manner utilizing appropriate trade skillsMaintain optimal parts inventory levelsCoordinate with vendors and contractors for specialized repairsProvide oversight of community vendors to ensure performance meets standardsTrack and document all maintenance activities in work order systemCommunicate status updates on pending work ordersTechnical Systems KnowledgeRequired Systems Experience : Plumbing Systems : Repair and unclog toilets, sinks, bathtubs, showers, and drainsElectrical Systems : Basic wiring, circuit troubleshooting, fixture installationMechanical Systems : Equipment operation, preventive maintenance, basic repairsPaint & Finishes : Surface preparation, painting techniques, finish workCarpentry : Basic repairs, door / window adjustments, hardware installationAppliance Repair : Basic troubleshooting and maintenance of common appliancesPreferred Systems Knowledge : HVAC Systems : Heating, ventilation, and air conditioning maintenancePool / Spa Systems : Chemical balance, pump / filter maintenance, equipment operationIrrigation Systems : Sprinkler repair, timer programming, zone troubleshootingWaste Treatment : Basic understanding of waste management systemsBuilding Automation : Familiarity with automated building systemsEmergency Generators : Basic operation and maintenanceRequired QualificationsEducation & ExperienceHigh school diploma or GED equivalent requiredTechnical diploma, vocational training, or apprenticeship preferredMinimum 2-3 years experience in maintenance, facilities, or related fieldCommunity association or property management
