Overview
The Community Manager is responsible for all phases of on-site property operation, under the direction of the Regional Manager, and for maintaining the property’s assets to Conifer standards.

Job Description
Train and be responsible for work performance by all team members under the Community Manager’s direction; ensure team members are properly certified as required.Coaching, mentoring, and all staffing functions as part of performance management, under the direction of the Regional Manager and / or Vice President.Conduct written employee evaluations and make recommendations for salary increases and / or advancement as required.Maintain accurate payroll records as required by Conifer.Maintain regular, predictable, and timely attendance records for all team members.Adhere to all Company personnel directives per the policy manual.Market and approve / disapprove rental applications; process and sign leases and related forms.Collaborate with local housing authorities to ensure timely leasing and recertification of residents and applicants.Ensure compliance with Tax Credit / DHCR / Section 8 and other housing program requirements where applicable.Collect rents and manage delinquent accounts in a timely and efficient manner.Make bank deposits as required and maintain records of all financial transactions.Adhere to Company accounting directives, including account numbers, accounts payable, rent roll, and monthly reports; assist with budgeting and variance analysis.Obtain competitive bids with Maintenance Supervisor for work / improvements; process bid packages per Company procedures.Supervise outside contractors for property work to ensure contract compliance; inspect completed work.Handle all move-ins and move-outs with attention to inspection checklists; ensure a clean, safe, well-maintained community.Report accidents and emergencies to the Corporate Office and prepare proper reports.Address maintenance requests promptly; keep written records of completed maintenance work.Inspect property and improvements regularly; conduct unit inspections per schedule; inspect long-term contractor work monthly.Adhere to maintenance and purchasing directives, including safety, inspections, work orders, inventory control, landscaping, and OSHA / EPA requirements.Emergency on-call duties as required; attend work locations during scheduled hours; may assist at other Conifer locations as needed.Other job-related duties as assigned.Experience
Minimum 1-3+ years of on-site management or apartment management experience, preferably in affordable housing.Compliance experience or knowledge (LIHTC, HUD-Sec. 8, RD, others) strongly preferred.Minimum 1+ years of supervisory experience including training and performance management.Customer service or sales experience a plus; strong MS Office skills (Word, Excel, PowerPoint, Outlook).Yardi Voyager experience or other housing software a plus.Demonstrated problem-solving abilities in resident, personnel, vendor, and financial areas.Budgeting and accounts receivable / payables experience preferred.Reliable transportation and a valid driver’s license; willingness to travel for training / meetings as scheduled.Education
Minimum High School diploma or GED equivalent required.Associates degree in Business or some college preferred; Bachelor’s degree a plus.Certifications preferred or willingness to obtain : COS, TCS, LIHTC Certification (minimum 2 years experience), S.T.A.R. Training.Minimum 3 years property management experience; other certifications relevant to affordable housing are a plus.Requirements

The salary range for this position is $70,000.00 – $80,000.00. Actual compensation may vary based on experience, skills, qualifications, certifications, and location. This range does not include additional forms of compensation such as bonuses.
