JOB SUMMARY

The Initial Closing Disclosure Specialist is responsible for preparing, reviewing, and delivering accurate and compliant Initial Closing Disclosures (CDs) in accordance with TRID (TILA-RESPA Integrated Disclosure) regulations. This role requires strong attention to detail, knowledge of mortgage compliance requirements, and the ability to work closely with loan officers, processors, and closing teams to ensure timely and accurate disclosures to borrowers.

WHAT YOU WILL BRING

DUTIES AND RESPONSIBILITIES

Prepare and issue accurate Initial Closing Disclosures to borrowers within required regulatory timelines.

Review loan files to ensure all fees, loan terms, and data are correct prior to CD generation.

Collaborate with loan processors, underwriters, and closers to verify fee accuracy and correct discrepancies.

Ensure compliance with TRID, RESPA, and TILA regulations when preparing disclosures.

Maintain detailed documentation of disclosure dates, communication, and borrower receipt confirmation.

Monitor system updates and maintain accurate records in the LOS (Loan Origination System).

Track and manage CD timing to ensure closings occur in compliance with the mandatory 3-day waiting period.

Identify and escalate potential compliance issues to management promptly.

Support the Closing and Compliance teams by providing clarification on CD-related questions or regulatory interpretations.
