POSITION SUMMARY :
You will hit the ground running in overseeing multiple exciting capital improvement projects in the Bay Area. You will use your talents and expertise to complete projects on-schedule and within budget and while overseeing architects, consultants, vendors, general contractors and field construction project managers.
You will provide “hands-on” management of day-to-day project activities and work in an independent manner. The projects are primarliy TI’s and value-add repositioning and capital improvement projects ranging from $100K to $5M. The construction program is integral to the success of the company and its projects and as such, it is important for construction team members to apply their experience to project and investment related decisions throughout the process. Using your creative skills in project management, you will promote and facilitiate a collaborative effort between investment managers, operations team and service providers to facilitate decision-making. As our client is a value-add investment firm, we look to Project Managers to apply an “ownership mindset” at a detailed level to drive value. This commensurately includes providing appropriate direction to architects and contractors to achieve alignment from the outset of a project.
ESSENTIAL DUTIES AND RESPONSIBILITIES :
GENERAL
- Work collaboratively with internal stakeholders including investment and operations teams to underwrite project budgets and risks at time of lease, underwriting and / or acquisition. Present project budget and risks at various internal meetings including Investment Committee and Design Review Advisory Committee (DRAC).
- Consider ESG initiatives in the design and implementation of projects and look for opportunities to improve upon project sustainability.
- Manage, schedule and coordinate contractors / sub-contractors through the project life cycle (schematic studies, due diligence, design development, construction documents, bidding documents, etc.).
- Lead project procurement through the qualifying, bidding, negotiating and awarding of contracts.
- Coordinate site plan alternatives, preliminary design studies, tenant construction criteria review value engineering and all other aspects of preconstruction.
- Update Yardi project information and complete project close-out documentation in a timely manner
- Ongoing collaboration and interaction with Asset Managers, Operations and other departments.
- Assist property teams with construction oversight for Tenant managed projects and building improvement projects.
- Attend leasing meetings and assist investment team and brokers with project scope and pricing.
- Complete all required training throughout the year.
FINANCIAL
Prepare budgets and variance reports for all management projects.Review all invoices and ensure required back-up is attached (i.e. lien releases, work letters, progress payment history), prior to approval.Invoice tenants for overages.Review tenant reimbursement packages including tenant request, contractors, lien waivers, and other documentation as required by the lease.REQUIREMENTS :
