Summary : Under the general supervision of the Building Official, the Building Inspector is primarily responsible for performing inspections of commercial buildings, including new construction, tenant improvements, remodels, and complex multi-use developments. This position ensures compliance with applicable codes, ordinances, and safety regulations, including structural, mechanical, electrical, plumbing, and accessibility (ADA). The role includes reviewing construction plans for commercial projects, conducting inspections at various phases of development, identifying potential code violations, and preparing detailed reports. The Building Inspector also serves as a technical resource to contractors, developers, architects, engineers, and the public regarding commercial building regulations and construction standards. Residential inspections may be assigned as needed.
Examples of Duties
- Perform field inspections of commercial buildings and structures under construction, renovation, or repair. Ensure compliance with local, state, and federal building codes (e.g., IBC, IFC, NEC, IECC, ADA).
- Work closely with commercial developers, architects, engineers, and general contractors to provide code clarification and ensure timely project progression.
- Coordinate inspection processes with internal departments (e.g., zoning, fire safety, engineering) to ensure comprehensive code compliance across all aspects of development.
- Investigate violations and enforce compliance with local codes and ordinances. Issue correction notices and stop work orders as needed.
- Maintain accurate and up-to-date inspection records, including photographs, reports, and notices. Document all code violations and corrective actions taken.
- Assist in the review and approval of building permits and occupancy certificates for commercial properties.
- Perform inspections related to ADA accessibility, energy efficiency, sustainability compliance, and specialized commercial installations such as commercial kitchens or elevators.
- Offer technical assistance to contractors, architects, engineers, property owners, and business representatives regarding commercial code requirements and best practices.
- Provide mentorship and training to junior inspectors or new hires, especially in commercial inspection techniques and safety standards.
- Respond to emergencies, natural disasters, or incidents that require structural damage assessments or rapid safety inspections of commercial properties.
- Assist in evaluating and refining inspection processes and procedures to improve efficiency, accuracy, and customer service.
- Represent the inspection division in public meetings, pre-construction conferences, or enforcement hearings related to commercial development.

Building Inspector I :
Education : High School Diploma or G.E.D.Licenses / Certifications :Valid State of Texas Class C Driver's LicenseMust possess a TSBPE or TDLR Trade LicenseAbility to obtain the TSBPE Inspector's License within 12 months of employmentBuilding Inspector II :
Requires all qualifications from Building Inspector I, plus :Education : Associate's degree or certificate in building inspection technology, construction management, or related field.Commercial inspection experience preferredMust possess TSBPE LicenseMust hold two ICC Inspector Certifications (e.g., Commercial Building, Mechanical, Electrical, Plumbing).A valid trade license may substitute for one ICC certification.Two years as an Inspector I may substitute for one ICC certification.Must be able to obtain required certifications within 18 months of hire.Building Inspector III :
Requires all qualifications from Building Inspector II, plus :Education : Bachelor's degree or certificate in building inspection technology, construction management, or related field.Extensive commercial inspection experience requiredMust possess TSBPE Inspector's LicenseMust hold ICC Commercial Combination Inspector Certification (or equivalent)Knowledge, Skills, and Abilities :
Extensive knowledge of commercial building codes (IBC, IMC, IPC, IFC, IECC, NEC, ADA).Understanding of construction methods, materials, systems (structural steel, commercial HVAC, etc.).Experience inspecting a wide range of commercial structures (office buildings, retail, restaurants, warehouses, medical facilities).Proficiency in reading and interpreting complex commercial blueprints, site plans, and engineering specifications.Ability to use inspection tools, mobile inspection software, and other technologies to document findings.Excellent verbal and written communication skills to explain codes, violations, and corrections clearly and professionally.Strong problem-solving and decision-making skills in applying building regulations to real-world construction issues.Ability to coordinate with multiple stakeholders, including developers, city staff, architects, and utility providers.Capacity to manage multiple inspections across large-scale commercial projects with efficiency and accuracy.Knowledge of processes for issuing correction notices, stop-work orders, and enforcement actions in accordance with legal procedures.Commitment to ongoing education and training in commercial code updates and inspection technologies.Supplemental Information
Typical schedule : Monday Thursday, 7 : 30 a.m. 5 : 30 p.m. & Friday, 7 : 30 a.m. 11 : 30 a.m.May require occasional evening meetings, community events, or emergency response.Flexibility to work extended hours, weekends, or holidays during urgent inspections or large-scale commercial project deadlines.Physical Demands :
Work requires frequent standing, walking, climbing, and crawling in commercial environments.Regular use of hands to handle tools and materials; frequent kneeling, stooping, reaching, or balancing.Occasional sitting and exposure to construction-related odors or environmental factors.Must be able to drive and operate a vehicle for field inspections.May be required to lift and move objects up to 50 pounds.Visual demands include close vision, distance vision, color differentiation, depth perception, and ability to adjust focus.Work Environment :
