Maintenance Supervisor – Lead the Team That Keeps It All Running

What You’ll Do
Supervise and schedule staff, including maintenance technicians, groundskeepers, housekeepers, and painters (maintenance staff mix will be dependent upon individual property needs).Assist in providing staffing recommendations and supervising maintenance personnel in the absence of the property manager.Oversee all maintenance-related inventory, including ordering materials and supplies, tracking stock levels, and ensuring necessary materials are available for the property.Estimate and coordinate maintenance projects to ensure accurate planning and resource allocation.Maintain and update all maintenance logs accurately and in a timely manner.Manage maintenance budgets, including D&R, supplies, replacements, and capital expenses, to align with approved limits.Oversee make-ready turnaround times, aiming for completion within 14 days.Schedule and manage staff efficiently to minimize overtime while meeting operational needs.Monitor work tickets to keep open items below 10% of total units (e.g., 30 or fewer work tickets for 300 units).Deliver consistently high-quality customer service to residents and team members.May be required to participate in an on-call rotation to respond to residents’ after-hours emergency maintenance requests, including evenings and weekends as needed and when not otherwise covered by Maintenance Technicians.Requirements : What You’ll Bring
HVAC Certification- Type II or EPA UniversalPrior Midrise maintenance experienceA Valid U.S. Driver's License4+ years of maintenance experience, with at least 3 years in a trade-specific roleStrong knowledge of general maintenance, construction, and safety practicesAbility to lift up to 50 pounds and work in physically demanding environmentsComfortable working at heights, in confined spaces, and in varying weather conditionsExcellent communication and leadership skillsAbility to manage time, prioritize tasks, and meet deadlinesPersonal cell phone required for on-call availabilityKnowledge, Skills and Abilities Required :
General knowledge of and skill in a variety of semi-skilled building construction or maintenance and repair
practices and techniques used, and knowledge of safety practices and procedures related to the assigned trade areas. General knowledge and skill in the use of tools and equipment of the trade. Skills in inspecting and making adjustments, repairs, and replacements to building fixtures and mechanical equipment. Ability to understand and follow oral and written instructions; to communicate effectively; to prepare estimates of time and materials required for assigned work; to apply quality and safety standards; to complete logs and prepare records and reports; to work in, on, around, over and under fixed equipment or machinery; to work at heights; to manipulate heavy equipment, tools, supplies and / or exert force up to 50 lbs.; to concurrently manipulate multiple controls on machinery and equipment; to work in hazardous or irritating environments, confined spaces and adverse weather or temperature conditions; to wear and work in personal protective equipment.
