Responsibilities:

1. Assembling and modifying discounted cash flow projection models with respect to an investment, utilizing both Excel and Argus
2. Assist with all due diligence relating to new investments including but not limited to the review of third party environmental and engineering reports, title, survey, historical financial statements, leases, and market research
3. Assembling and drafting investment memos to be presented to Clarion Partners and client investment committees
4. Monitor and analyze the financial performance of properties and portfolios
5. Create/maintain portfolio models
6. Assist with financing and disposition transactions
7. Assist with preparation and review of portfolio level and client reports
8. Prepare ad-hoc reports when needed
9. Assist with special projects as needed
10. Projections: Assemble and modify cash flow projection models with respect to an investment, utilizing both Argus and Excel. Utilize judgment, develop and form strong opinions on various underwriting assumptions and appropriate pricing/return parameters
11. Investment Memoranda: Prepare and assist in the presentation of Preliminary and Final Investment Memoranda to the Investment Committee and to Portfolio Management personnel. Involves substantial data review and writing
12. Due Diligence and Closing: Undertake all due diligence responsibilities including detailed analyses of a property's title and entitlement status, engineering and environmental condition, tenants and in-place lease review, operations and related financial statement review, analysis of market and competitive position, and other typical pertinent due diligence issues. Involves substantial data collection and review. Monitor transaction progress and coordinate closing
13. Assist with financing
14. Prepare ad-hoc reports when needed; assist with special projects as needed
15. Up to 25% of the analyst's time may be spent on asset management, portfolio management, or research tasks

Qualifications:

• Education: Bachelor's degree in real estate or finance; advanced degree is a plus
• Associate Experience: 3-4 years postgraduate experience
• Strong skills in financial analysis and modeling; high competency in preparing cash flows
• Proven track record of success deploying capital into investments that generate projected returns and create long-term value for all stakeholders
• Experience in investment underwriting both commercial and residential asset types. Experience underwriting development opportunities is preferred
• Experience in preparing written investment recommendations and participating in investment opportunity presentations

If based in Los Angeles, the base salary range for this position is USD $110,00.00 - $130,00.00. Actual base salary offered will be determined by several components including but not limited to the candidate's experience, job-related knowledge, and qualifications. Base salary does not include other forms of compensation or benefits offered in connection with the advertised role. Total compensation may vary based on role, location, and individual performance. For roles located outside of Chicago, please disregard the posted salary range as these roles will follow a separate compensation process based on the local market.
