Second Shift Facilities Superintendent
Seeking a highly experienced Second Shift Facilities Superintendent in Knoxville! 8+ years experience as a custodial professional supporting academic settings and / or special events, and 4 years of which must be in a supervisory capacity is required. Monday-Friday 4 : 00pm-12 : 30am plus some weekends $80,000-$85,000 annual salary plus excellent benefits!! The Facilities Superintendent is responsible for managing and directing a custodial workforce of approximately 50 employees assigned to multiple zones and shifts. The Superintendent ensures all custodial operations are completed efficiently, safely, and cost-effectively while minimizing disruption to University activities. This position plays a key role in coordinating custodial services for special events, and collaborating with other Superintendents to support major functions.
Essential Functions and Responsibilities
- Provide leadership, supervision, and operational oversight for custodial staff across assigned buildings and areas.
- Recruit, train, and evaluate employees; set performance expectations and ensure adherence to University and departmental standards.
- Develop and manage work schedules, ensuring adequate coverage for all shifts and special events, including nights and weekends.
- Coordinate with Facilities Services leadership to manage manpower distribution, performance documentation, and departmental communications.
- Oversee setup, breakdown, and cleaning related to large-scale campus events.
- Utilize facilities management software for work order tracking, labor reporting, and inventory control.
- Monitor custodial performance and building cleanliness standards; conduct regular inspections to ensure quality outcomes.
- Manage equipment and supply usage; identify needs for maintenance or replacement.
- Maintain compliance with campus safety regulations and ensure staff are trained in proper safety procedures.
- Prepare reports and documentation including injury and accident reports, attendance records, and evaluations.
- Serve on University committees and attend planning meetings as assigned.
- Maintain a professional and cooperative attitude in all communications with staff, students, and campus stakeholders.
- Perform other related duties as required to support departmental and University objectives.
Knowledge, Skills, and Abilities
Knowledge of custodial operations, materials, chemicals, and equipment.Skill in supervision, performance management, and team coordination.Ability to plan, prioritize, and manage multiple assignments under pressure.Knowledge of applicable University and safety policies and procedures.Ability to use computerized record and facilities management systems.Skill in training and developing employees in custodial practices.Ability to communicate effectively and work with diverse populations.Ability to interpret and apply Material Safety Data Sheets (SDS) and safety guidelines.Knowledge of event support operations in academic or large-scale facilities.Preferred : knowledge of systems and policies; prior custodial experience in higher education, healthcare, government, or industrial environments.Education and Experience
Required : High school diploma or GED; minimum of 8 years of custodial experience, including 4 years in a supervisory capacity supporting academic or event operations.Preferred : Associate's or Bachelor's degree in Building Operations, General Services, or a related field; 4 years of supervisory experience in custodial management within an educational or event setting.Additional Requirement : Valid Tennessee driver's license; participation in the Facilities Services "Facilitating Successful Leaders" program during the six-month probationary period.Supervisory and Decision-Making Responsibilities
Direct supervision of approximately 50 custodial employees, including performance evaluation, scheduling, and disciplinary action.Works independently with minimal supervision; sets own priorities and determines methods to accomplish results while keeping leadership informed of significant matters.Decisions have a major operational impact on the Facilities Services Division and broader University operations.Holds managerial and signature budget authority for staffing, equipment, and supplies within assigned areas.Conditions of Employment
Essential personnel required to report during campus emergencies or operational delays.Shift : Will include evenings, weekends, and occasional overnight travel.Background check and drug screening required.Physical Demands and Working Environment
Frequent standing, walking, reaching, and lifting up to 25 lbs; occasional lifting up to 50 lbs.Work involves exposure to cleaning agents, fumes, moving equipment, and variable environmental conditions.Requires use of personal protective equipment (PPE) and adherence to established safety standards.May involve working in confined spaces, at heights, or in outdoor settings under varying weather conditions.Compensation / Pay Rate (Up to) : $80,000.00 - $85,000.00 Per Year
