Job Summary : Responsible for all maintenance and related activities in support of the Palm Harbor corporate facilities.

Key Responsibilities :

• Supervise, train, and oversee the work of 2 Maintenance Techs and 2 office cleaners
• Responsible for the maintenance of all Sutherland Realty Holdings Office facilities, including 6 offices, 2 parking lots and 3 residences / rental properties. Additionally, 2 commercial storage facilities and 1 RV storage
• Responsible for all lawn maintenance work, landscaping, mulching, tree trimming, pressure washing, some painting, electrical, plumbing, air conditioning, pest control, fire & Security alarms, generators, elevator, painters, irrigation, etc
• Manage subcontractors, including request for quotes, and oversee projects to satisfactory completion of projects
• Provide training, work direction and guidance while performing work in one or more of the skilled trades for other maintenance technicians
• Perform highly diversified duties to install and maintain production machines and the plant facility’s equipment
• Provide emergency / unscheduled repairs of production equipment during production and performs scheduled maintenance repairs of production equipment during machine service
• Perform simple machinist duties and responsibilities
• Perform mechanic skills including, but not limited to, mechanical, electrical, pneumatic, hydraulic, troubleshooting and repair of production machines
• Read and interpret equipment manuals and work orders to perform required maintenance and service
• Diagnose problems, replace or repair parts, test and make adjustments
• Perform regular preventive maintenance on machines, equipment and plant facilities
• Perform a variety of plumbing maintenance and carpentry functions
• Use a variety of hand and power tools, electric meters and material handling equipment in performing duties
• Detect faulty operations, defective material and report those and any unusual situations to proper supervision
• Comply with safety regulations and maintain clean and orderly work areas
• Perform all other duties as assigned or needed
