Job Title : Owner’s Authorized Representative
Overview
The client is seeking experienced Owner’s Authorized Representatives (OAR) to manage and oversee large-scale school construction projects. This role is responsible for coordinating all project phases—from pre-construction through close-out—ensuring schedules, budgets, quality standards, and compliance requirements are consistently met.
Key Responsibilities :
- Manage and coordinate all aspects of assigned construction projects including pre-construction, bidding, award, construction, and close-out.
- Review pre-construction documents and provide comments and recommendations to designers.
- Prepare and present project status and progress reports to senior management.
- Coordinate with public agencies, district staff, contractors, architects, and engineers throughout all project phases.
- Monitor and manage project budgets and schedules to ensure alignment with district goals.
- Oversee contractor activities, review construction schedules, submittals, RFIs, substitutions, and change order proposals.
- Negotiate contractor change orders and address schedule impacts in accordance with project specifications.
- Manage contractor and consultant payments and administer provisions of professional service agreements.
- Coordinate delivery of furniture, fixtures, and equipment (FF&E).
- Oversee project close-out including Division of State Architect (DSA) certification and financial close-out.
Minimum Requirements :
Experience :
10+ years of full-time professional experience in construction and / or project / construction management of commercial or public / educational facility projects.At least 5 years must include full responsibility for coordinating complex projects valued at more than $20M.Education (any one of the following) :
Bachelor’s degree in Architecture, Engineering, or Construction Management.Bachelor’s degree in any discipline with ability to obtain the Certified Construction Manager (CCM) credential within 1 year of hire.20+ years of construction or project management experience (without a degree) with ability to complete CCM credential within 1 year.Valid CCM credential in lieu of degree.Preferred Qualifications
Experience with Design-Build project delivery.Experience utilizing Building Information Modeling (BIM).Experience with LEED-certified or CHPS projects.Familiarity with Division of the State Architect (DSA) processes.OSHA 30 certification (minimum).California Architect license or California Professional Engineer license.Certified Construction Manager (CCM) credential
