Job Title : Owner’s Authorized Representative

Overview

The client is seeking experienced Owner’s Authorized Representatives (OAR) to manage and oversee large-scale school construction projects. This role is responsible for coordinating all project phases—from pre-construction through close-out—ensuring schedules, budgets, quality standards, and compliance requirements are consistently met.

Key Responsibilities :

• Manage and coordinate all aspects of assigned construction projects including pre-construction, bidding, award, construction, and close-out.
• Review pre-construction documents and provide comments and recommendations to designers.
• Prepare and present project status and progress reports to senior management.
• Coordinate with public agencies, district staff, contractors, architects, and engineers throughout all project phases.
• Monitor and manage project budgets and schedules to ensure alignment with district goals.
• Oversee contractor activities, review construction schedules, submittals, RFIs, substitutions, and change order proposals.
• Negotiate contractor change orders and address schedule impacts in accordance with project specifications.
• Manage contractor and consultant payments and administer provisions of professional service agreements.
• Coordinate delivery of furniture, fixtures, and equipment (FF&E).
• Oversee project close-out including Division of State Architect (DSA) certification and financial close-out.
