Position Overview
As a Land Acquisition Analyst, you will play a critical role in identifying, evaluating, and securing land for data center and industrial development projects. You'll blend market research, financial modeling, and due diligence expertise to support acquisition strategies and ensure successful project outcomes.
Key Responsibilities
Site Identification & Market Research
- Pinpoint and assess high-potential acquisition opportunities in target markets.
- Conduct market analyses covering supply / demand, competition, and pricing trends.
- Use GIS mapping and demographic data to evaluate site suitability.
- Track zoning changes, development plans, and infrastructure upgrades.
Financial Analysis & Modeling
Build financial models to assess feasibility, land costs, and ROI.Prepare investment memorandums and presentations for senior leadership.Analyze comparable sales and market trends to determine valuations.Evaluate development costs, permitting fees, and timelines.Due Diligence & Risk Assessment
Lead due diligence processes including environmental, title, and survey reviews.Assess zoning compliance, building restrictions, and capacity for data center / industrial use.Evaluate utility access for power, fiber, water, and telecom infrastructure.Stakeholder Management & Negotiation Support
Collaborate with municipal agencies, utility providers, and regulatory bodies.Provide market intelligence and risk analysis to support negotiations.Build and maintain relationships with brokers, landowners, and development partners.Documentation & Reporting
Produce site evaluation reports, market updates, and acquisition recommendations.Maintain databases of acquisition targets, transactions, and market data.Ensure all reports meet company and regulatory standards.Qualifications
Bachelor's degree in civil engineering, real estate development, urban planning, land development, or related field preferred.2+ years in land acquisition or development, ideally with industrial or utility-related projects.Strong understanding of entitlement processes, zoning laws, and development regulations.Exceptional analytical, organizational, and communication skills.Proven ability to manage multiple priorities with precision and attention to detail.What's in It for You
