The Position :
Camden Homes is seeking a well-qualified and experienced Project Manager for our Land Development Department to manage the development of single family residential projects from site identification, development, construction, plat recordation and successful release for building permit.
The project manager is responsible for understanding and enforcing land development requirements, managing design consultants, and coordinating with the construction superintendent and trade professionals to meet all project and company goals.
The project manager is responsible for developing project schedule and budget and ensuring they are met or exceeded.
The candidate must be well organized and excellent in communicating with municipalities and consultants, and employs critical and out-of-the box thinking on a daily basis.
Main Responsibilities :
Research
Conduct detailed due diligence of all project / site requirements with Federal, State and Local requirements, and a thorough understanding of the process for the successful release for infrastructure acceptance.
Continuously look for ways to make processes more efficient.
Project Management
Production- Develop, document, and manage schedule, consultants, and tasks to meet schedule.
Maintain less than 10% variance.
Business Management
Thinks critically and draws well-reasoned conclusions..
Develops and maintains project schedule and budget while finding value-engineered solutions for unavoidable field change orders
Organizational Skills
Strong organization skills are required.
Ability to perform tasks and achieve results independently and as part of a team, consistently meet deadlines and prioritize multiple assignments effectively in a dynamic work environment.
Turn in all expenses with explanations bi-weekly.
Actively participates, contributes, and develop process workflow improvements that helps the team and department grow in a manner that aligns with Core Values.
Ability to utilize technology / software such as Microsoft Office Suite to compile, calculate, analyze, and report data in a meaningful and efficient manner.
Authority
Can Write Policy, Systems and Processes for the review and approval by the Departmental Director.
Can communicate up vendors chain of command to move the schedule forward or contest CO.
Cannot hire, fire vendors, change PO's or award contracts to vendors for future projects.
Cannot approve Change Orders without documented approval of Director in accordance to Department
Policy.
