Maintenance TechnicianJob Summary :
As a Maintenance Technician, you play a vital role in ensuring our property is well-maintained and ready for residents. You'll conduct repairs, assist in make-ready processes, and uphold safety standards.
Reports to : Property Management and Maintenance SupervisorsSupervises : NoneWage Status :
Hourly Wage Range : $15 / hr - $30 / hr depending on experience level & ability
Core Responsibilities : Repair and Maintenance :
Perform daily repairs and property upkeep, including basic plumbing, electrical work, carpentry, and appliance repairs.
Follow instructions to complete work orders promptly and to a high standard.
Be available for on-call duty during after-hour emergencies.
Maintain supplies, equipment, and personal tools.
Report any unusual circumstances regarding the property or residents.
Maintain cleanliness of work areas, tools, and equipment.
Operate within company safety policies and OSHA standards.
Make Ready's :
Prepare vacant units for occupancy, aiming for two units per day.
Assist subcontractors in capital renovations as required.
Complete make-ready duties efficiently and to a high standard.
Conduct punch list walk-throughs with the Property Manager before tenant move-ins.
Address work order items promptly.
Site, Grounds, and Common Areas :
Maintain grounds and assist with groundskeeping tasks, including landscaping, trash removal, and snow removal.
Keep common areas clean and well-maintained.
Ensure maintenance shops are secured at the end of each workday.

Essential Job Requirements :
Six (6) months related experience and / or training; or equivalent combination of education and experience.
Ability to interpret safety rules and operating instructions.
Apply common sense to carry out detailed instructions.
Perform various tasks including cleaning, landscaping, plumbing, electrical work, trash removal, site clean-up, painting, snow removal, carpentry, flooring, basic HVAC, equipment maintenance, and appliance repair.
Ability to work on Call shift on nights and weekends on a rotating basis
Essential Job Requirements :
High school diploma or GED.
Six (6) months related experience and / or training, or an equivalent combination of education and experience.

Physical Demands :
Regularly standing, using hands, reaching, walking, climbing, using ladders, getting up on roofs, and talking.
Frequently sitting, stooping, kneeling, and lifting up to 25 pounds.
Rarely moving more than 100 pounds.

Monday through Friday 8 am to 5 pm. With rotating nights / weekend on call.
40 hours per week plus approved overtime.
