Make Ready Technician
Moving into a new home is an exciting and memorable experience. Our make ready technicians make dreams come true by focusing on all the details of readying vacant units for new residents before they move in. Filling nail holes, repairing sheet rock, painting and removing trash from vacant units are part of your work duties. Additional responsibilities incorporate your keen eye for things that need to be replaced along with your problem solving and troubleshooting skills to help keep emergency repairs at a minimum. Properly and efficiently complete assigned apartment turns
Help with scheduling and completion of make ready units
Work with service team to ensure excellent curb appeal at all times
Adhere to Gables Standard Operating Procedures
Assist with preventative program that minimizes emergency repairs, service requests, and the utilization of outside contractors
Follow all safety policy and procedures to ensure safe practices
Maintain professional, polite customer service and coworker relationships
Participate in company training classes and meetings as required
Maintain excellent customer service relationship through Gables Pledges of Customer Service
Other tasks or duties as assigned by supervisor directly related to job duties

Professional Experience
Minimum one year previous experience in community management maintenance, painting or other building maintenance or related tradeAttendance / Travel
Ability to work any of the seven days of the week, 52 weeks of the year. Our community staffing limitations make it critical for you to work your scheduled hours consistently as well as overtime if necessary when requested.Ability to travel to company training classes or to work at other communities as requestedOn-call, after-hour emergency service may be required, with on-call staff required to live within a minimum distance to the community for efficient response timePhysical Requirements
The majority of the workload is hands-on repairs and maintenance work, which needs to be done professionally without endangering yourself, residents or fellow associatesMust be able to move up to 50 pounds variable distances; mobility and flexibility to use ladders to heights in excess of 8 to 9 feet; ability to work outdoors in temperatures above 90 degrees or below 32 degrees FahrenheitLicenses / Equipment
Valid driver's license and current automobile insurance is required; position requires own vehicle to fulfill all of job's functionsOwn set of basic hand tools; tools not provided by communityEPA certification Type I and II are possible requirements to perform on-call servicesPest control, if performed in-houseOther licenses and certifications as required by Gables, state or federal lawProper maintenance uniform apparel that includes proper footwear, such as work bootsSkills
