Community Management is currently seeking anOnsite Maintenance Supervisorfor a luxury condominium property in Baton Rouge, LA.
TheOnsite Maintenance Supervisoroversees all aspects of maintenance, repair, and upkeep for a condominium complex. This includes managing staff or vendors, ensuring regulatory compliance, and maintaining a safe, clean, and functional environment for homeowners. This role will report to the on-site manager. A great Onsite Maintenance Supervisor will have a solid understanding of plumbing and electrical systems as well as carpentry and other crafts. They will be well-versed in all maintenance processes and health and safety regulations. Appliance and HVAC experience a plus.
Job Responsibilities
- Inspect and maintain buildings, systems (HVAC, plumbing, electrical), and common areas (pools, gyms, parking garages).
- Supervise and schedule maintenance staff; assign and monitor daily tasks.
- Work with the on-site manager to source, schedule, and evaluate contractors and service providers.
- Obtain quotes, oversee quality of vendor work, and ensure compliance with contracts.
- Assist in planning and managing the maintenance budget.
- Monitor inventory levels and order supplies / materials as needed.
- Ensure all maintenance activities comply with HOA, local, and state regulations.
- Maintain accurate records of inspections, repairs, warranties, and safety procedures.
- Provide regular updates to the on-site manager on maintenance status.
Skills and Qualifications
High school diploma or equivalent35 years in property / building maintenance, with leadership experience requiredStrong knowledge of mechanical, plumbing, and electrical systems.Working knowledge of OSHA and local building codes.Proficiency in using maintenance software / systems is a plus.Excellent organizational and communication skills.Ability to complete projects on-time and on-budgetExcellent communication and team-building skillsProficiency in written, verbal, and arithmetic skillsAbility to plan and juggle in a multi-tasking environmentReliable transportation, clean driving record, and valid vehicle insurance and driver's license is required.For this role, candidate must have the ability to participate in an on-call rotation.
Normal work hours are Monday-Friday 7am-4pm with a 1 hour lunch break
Physical Demands
The work is physically demanding, requiring walking, standing, bending, carrying, driving a golf cart, etc.Work Environment
10% of work to be conducted in an office environment, maintaining records, vendor / supply ordering.90% of work is conducted out on property, requiring ability to walk great distances, lift up to 75lbs., climb and be comfortable on a ladder and operating items such a Golf Cart.Benefits :
