DIRECTOR OF ASSET MANAGEMENT

Key Responsibilities :

Portfolio Strategy and Planning :

  • Develop and implement strategies aligned with the firm's overall business objectives and investment goals.
  • Lead the formulation of portfolio diversification strategies to optimize risk-adjusted returns.

Financial Oversight :

  • Manage and review the budgeting process for each asset, including operational expenses, capital expenditures, and revenue projections.
  • Conduct regular financial analyses to assess the performance of individual assets against established benchmarks.

    • Operational Leadership :

  • Oversee lease negotiations, renewals, and tenant relationships to optimize occupancy rates and rental income.
  • Identify and mitigate operational risks, ensuring compliance with industry standards and regulations.

    • Capital Planning and Expenditure :

  • Develop and execute capital expenditure plans in line with the firm's long-term strategic goals.
  • Prioritize capital improvements that enhance property value and align with sustainable practices.

    • Market Analysis and Strategy :

  • Stay abreast of local and regional real estate market trends, providing insights for decision-making.
  • Adjust asset strategies based on market conditions to maintain a competitive position.

    • Acquisitions and Dispositions :

  • Develop and execute exit strategies for assets, considering market conditions and portfolio objectives.
  • Assess new opportunities and acquisitions to expand or optimize the portfolio.

    • Technology Integration and Innovation :

  • Utilize technology for data-driven decision-making, including pricing analysis, data analysis, reporting, and performance tracking.
  • Champion innovation and the adoption of technology solutions to streamline operational processes.

    • Community Engagement :

  • Foster positive relationships with local communities.
  • Oversee community-oriented initiatives that contribute positively to the communities in which assets are located.

    • Leadership and Talent Development :

  • Provide strong leadership to the asset management team, fostering a collaborative and high-performance culture.
  • Invest in the professional development of asset management personnel and develop succession plans.

    • Continuous Improvement :

  • Establish and promote a culture of continuous improvement.
  • Regularly review processes and gather feedback to assess and improve asset management strategies.

    • This role and department in general reports to the Principals and works hand in hand with community management and the CFO.

    Skills and Qualifications Required :

  • Bachelor’s degree in Finance, Real Estate, Business Administration, or a related field; MBA preferred.
  • Proven track record in portfolio management, financial analysis, and strategic planning.
  • Strong leadership and team management skills.
  • Excellent negotiation, communication, and interpersonal skills.
  • Proficiency in technology and data-driven decision-making tools.
  • Deep understanding of real estate markets, industry regulations, and sustainability practices.
