Position Summary
The Senior Estimator leads all plumbing and HVAC take-off and pricing efforts for competitive hard-bid, CM-at-risk, and design-assist pursuits ranging from $2 M to $50 M. You own the estimate from initial RFP through hand-off to operations—developing scope, quantifying materials and labor, vetting subs / vendors, and crafting strategies that secure profitable wins. You will work remotely but are expected to visit jobsites, design team meetings, and pre-bid walkthroughs to ground your numbers in field reality.
Key Responsibilities
% Time Core Duty
45 % Estimate Development – Perform detailed take-offs (3D models & 2D drawings), apply production rates, and build complete cost models (labor, material, equipment, subs, GC’s, OH&P, escalation, risk).
15 % Bid Strategy & Turn-In – Shape win themes with leadership, lead bid reviews, finalize proposals, and present to owners / CMs.
10 % Scope Clarification – Issue RFIs, attend pre-bid meetings / site walks, and reconcile design gaps or VE alternates.
10 % Supplier & Subcontractor Engagement – Solicit and level quotes, negotiate best-value pricing, and maintain cost databases.
10 % Historical Cost & Benchmarking – Capture actuals vs. estimates, refine assemblies, and update unit-price libraries.
5 % Pre-Con Handoff – Transfer budgets, clarifications, and buy-out strategies to project management, supporting kickoff meetings.
5 % Mentorship & Process Improvement – Coach junior estimators, champion digital tools, and streamline workflows.
Must-Have Qualifications
10+ years estimating large-scale new-construction plumbing and HVAC projects ($5 M+ MEP packages).
Expert in Trimble AutoBid, QuoteSoft / Sigma, Bluebeam Revu, PlanSwift or comparable software; able to build 100% of an estimate digitally.
Deep field knowledge of installation means & methods, fabrication, prefabrication, and commissioning.
Mastery of current material pricing, code requirements, and labor productivity factors (UA, PHCC, local trade agreements).
Proven track record winning work in fast-paced, multi-bid environments—comfortably handling 5–10 live estimates simultaneously.
Strong financial acumen : margin analysis, cash-flow forecasting, and risk contingency modeling.
Excellent written and verbal communication; confident presenting to owners, GCs, and internal executives.
Valid driver’s license; willingness to travel ~20 % for site walks and flagship project meetings.
Preferred / Bonus Skills
PE, CPD, LEED AP, or CPE certification.
Experience with BIM 360 / Autodesk Construction Cloud and Navisworks clash detection.
Familiarity with Procore Financials, ERP integrations, and Zapier / API automations for estimate data flow.
Previous success driving value-engineering, prefab, or design-assist savings that secured awards.
