Position Description :

Position Summary

The Make Ready Technician is responsible for preparing vacant apartment homes for new residents by ensuring they are clean, functional, and meet Bonner Carringtons quality standards. This role works closely with the Maintenance Supervisor and team to complete unit turns, perform minor repairs, and maintain a high standard of appearance for the community. The Make Ready Technician plays a key part in creating a positive first impression for incoming residents and supporting overall occupancy goals.

Key Responsibilities

Unit Turn Preparation

\tPrepare vacant apartments for move-in by completing detailed make-ready checklists.

\tConduct cleaning, painting, touch-ups, and basic repairs to ensure units meet Bonner Carrington standards.

\tInspect appliances, fixtures, flooring, and doors for functionality and repair / replace as needed.

\tCoordinate with the Maintenance Supervisor to ensure timely completion of unit turns within company deadlines.

Maintenance Support

\tAssist Maintenance Technicians with routine repairs, service requests, and preventative maintenance tasks.

\tReport any major repair needs, safety concerns, or supply shortages to the Maintenance Supervisor.

\tEnsure proper use and care of tools, equipment, and materials.

Community Appearance & Safety

\tSupport the upkeep of common areas, hallways, amenities, and grounds by completing assigned tasks.

\tFollow all OSHA, EPA, Fair Housing, and company safety guidelines.

\tMaintain organized workspaces and storage areas.

Resident & Team Collaboration

\tWork as part of the maintenance team to ensure community readiness and resident satisfaction.

\tProvide courteous communication when interacting with residents and staff.

\tParticipate in training and team meetings as assigned.

Qualifications

\tHigh school diploma or equivalent required.

\t1+ year of general maintenance, painting, or make-ready experience preferred (apartment industry experience a plus).

\tBasic knowledge of cleaning, painting, carpentry, and minor electrical or plumbing repairs.

\tStrong attention to detail and ability to meet deadlines.

\tAbility to safely use hand tools, power tools, and cleaning equipment.

\tFlexibility to work weekends, evenings, or overtime as needed.
