Building Maintenance Supervisor
Oversees, maintains, and provides guidance to staff for the maintenance and repair of all county-owned buildings and facilities. The position provides oversight for daily work requirements and assigns staff to specific jobs based on priorities and needs. The position supervises and participates in building maintenance and repair tasks, including plumbing, electrical, HVAC, roofing, carpentry, painting, and other general maintenance work. The work involves ensuring that maintenance tasks are completed in a timely and effective manner, meeting all applicable standards.
The position reports to the Buildings and Grounds Division Chief.
Essential Job Functions
Provides oversight for daily work requirements and assigns staff to specific jobs based on priorities and needs.
Assigns and reviews work tasks for staff, ensuring that maintenance goals are met and that any necessary adjustments to staffing or operations are made.
Supervises and participates in building maintenance and repair tasks, including plumbing, electrical, HVAC, roofing, carpentry, painting, and other general maintenance work.
Ensures maintenance tasks are completed in a timely and effective manner, meeting all applicable standards.
Maintains inventory of materials and tools necessary for repairs and maintenance activities, and processes requisitions for necessary supplies.
Assists with preventative maintenance scheduling and tracks completion of regular maintenance tasks to avoid equipment breakdowns and system failures.
Trains and mentors maintenance staff on proper procedures, techniques, and safety protocols.
Provides oversight for the annual budget process and budget requests for building maintenance.
Oversees all electrical projects (to include pulling permits), fire alarm inspections, sprinkler testing, annual elevator inspections, fire extinguisher testing, and septic tank and grease trap pump out.
Assists with build-out projects and contract specifications.
Serves on-call for emergency repairs, responding to urgent building maintenance needs as they arise.

Training and / or Education :
High school diploma or GED equivalent.
Experience :
Six years of progressively responsible experience in the building maintenance field, to include at least three years of supervisory experience.
Licenses or Certificates :
Valid driver's license.
Master electrician's license.
Special Requirements :
Operation of county-owned vehicle, bucket truck, and forklift.
Subject to background investigation.
Physical Demands :
Work is performed approximately 50% of the time in an office setting and 50% of the time on job sites (i.e., performing site inspections and reviewing completed work at buildings).
Office work requires ordinary physical effort, including sitting, walking, standing, bending, reaching, lifting, and carrying light items, as well as operating keyboard devices.
Site work involves lifting or moving tools, equipment, and materials, carrying heavy objects, climbing ladders for access, and walking or standing for extended periods. Additionally, it requires navigating over rough and uneven terrain.
Unusual Demands :
Worker is exposed to dirt, soil, mud, grease, loud noises, vibrations, and other hazards from working with tools and equipment.
Worker may be exposed to rain, snow, sleet, heat, cold, and weather extremes.
Subject to call in or to remain on the job for emergencies.

Compensation Steps :
Pay rate : $38.21 - $43.85 per hour; $69,542 - $79,807 annually
Grade 724, full-time position, 35 hours per week
