Job description

Peak Project Manager

Oversee and manage the day-to-day operations of various resort construction projects. This role involves full lifecycle project managementfrom planning and permitting through execution and closeout. The Project Manager will serve as the primary liaison between the company and external stakeholders, including contractors, utility companies, and local and regional government agencies.

Required :

  • General knowledge of all aspects of construction and building trades
  • Proven ability to manage multiple projects simultaneously under strict timelines and budget constraints
  • Exceptional communication, negotiation, and organizational skills
  • Excellent customer relations skills
  • Strong knowledge of construction methodologies, contract administration, and permitting processes Ability to work with little supervision and within a team setting
  • Experience working with County officials, departments, engineers, architects and building vendors
  • Excellent knowledge of Microsoft
  • Knowledge of accounting systems, budgeting and P&L accountability

Preferred :

  • Current Contractor or Building Trade license
  • 5+ years of construction management experience in commercial or resort / hospitality construction.
  • Experience, education or on the job training related to renewable energy
  • Agree to take and pass the VA Class A Contractor exam if requested
  • Typical Schedule :

    Days : Monday Friday, Weekends and Holidays as needed

    Hours : 8 : 00 AM 5 : 00 PM. Additional and weekend hours as needed

    Core Responsibilities :

  • Manage / Supervise construction projects to ensure on time and on budget completion
  • Solicit bids from contractors and in-house departments for new construction, renovation and renewable energy projects
  • Perform quantity takeoffs and manpower / resource development for new, renovation and renewable energy construction projects
  • Create job budgets for new, renovation and renewable energy construction projects and submit to General Manager for final discussion and approval
  • Research and obtain bids for construction projects as directed by the General Manager
  • Work with COO, CFO, Corporate Attorneys and General Manager as needed to perform project evaluations and feasibility studies and review all bids for same
  • Award contracts when approved to include preparation of all subcontract documents and maintenance of Subcontractor Certificate of Insurance files
  • Create and provide subcontractor contact information to the General Manager
  • Schedule and supervise general and / or subcontractors as needed for the Projects
  • Create construction schedule with lead times for ordering with input from General Manager, Design & Furnishing Manager and distribute as needed
  • Create, collect and track all construction change orders
  • Maintain and track job budgets
  • Proof invoices against contracts and code for payment; ensure accuracy and satisfactory quality.
  • Create and maintain specifications for bidding
  • Fill out and obtain permits as requested

  • Coordinate, delegate, manage, and monitor department operations to ensure efficiency, production, and customer service goals are met
  • Develop and implement organizational changes to accomplish departmental objectives
  • Assist with annual budgeting process and monitor expenditures to ensure compliance
  • Establish and maintain inventory and quality controls
  • Analyze departmental profitability
  • Communication and Team Involvement :

  • Develop and communicate departmental goals to ensure performance and productivity objectives are met
  • Communicate with resort management teams to establish best work solutions for shared functions
  • Coordinate regular meetings with supervisory staff
  • Exhibit a "hands on" approach to training and staff development
  • Develop and participate in the feedback loop that includes all staff members
  • Decision-Making and Initiative :

  • Develop short / long-term revenue and cost containment strategies for increased revenue and efficiency
  • Develop and update departmental policies and procedures
  • Continually seek new resources and practical solutions to departmental challenges
