Position Overview :
The Regional Property Manager is responsible for overseeing the operational, financial, and administrative performance of a multi-site residential portfolio. This role ensures all properties operate efficiently, comply with legal and regulatory requirements, and meet ownership goals. The ideal candidate is a strategic leader with strong business acumen, team development skills, and a track record of delivering results in multi-family property management.
Key Responsibilities : Leadership & Team Management
Supervise and mentor Community Managers and leasing teams across assigned properties.
Support employee relations, including performance management, training, coaching, and discipline.
Ensure regular coordination between site teams (maintenance, leasing, and management).
Participate in recruitment, hiring, and onboarding of onsite staff.
Promote a values-driven culture and ensure adherence to company standards and policies.
Ensure timely completion of mandatory training and certifications.
Operational Oversight
Conduct regular site visits to inspect property conditions, curb appeal, maintenance, and unit readiness.
Oversee marketing strategies to maintain optimal occupancy and rental rates.
Review resident complaints, especially those involving legal risk or Community Manager conduct.
Ensure seasonal contracts (e.g., landscaping, snow removal, pool services) are bid and executed timely.
Provide guidance on capital improvements, preventative maintenance, and small-scale rehab projects.
Financial Management
Manage operating budgets, financial planning, and performance reviews for each property.
Analyze income / expense trends and implement strategies to maximize net operating income.
Monitor collections, expense processing, and bad debt in accordance with policy.
Collaborate with Asset Management on capital planning, budget development, and performance goals.
Review financial and operational reports (weekly, monthly, quarterly, annually) and take corrective action as needed.
Compliance & Risk Management
Ensure compliance with all local, state, and federal regulations (e.g., Fair Housing, OSHA, landlord-tenant laws).
Maintain current knowledge of ownership structures, financing models, and income-restricted programs.
Conduct lease and file audits; ensure documentation adheres to corporate and legal standards.
Enforce company-wide policies, procedures, and compliance protocols.
Market Analysis & Strategic Planning
Monitor occupancy trends, recommend rent adjustments, and oversee renewal strategies.
Analyze competitive data to develop targeted marketing plans.
Identify underperforming assets and create improvement strategies.
Qualifications :
Minimum 5 years of experience in multi-family housing, including multi-site management.
At least 3 years in property management, with 1+ year as a Regional Manager or similar leadership role.
Bachelor’s degree preferred.
Proven success managing portfolios up to 1,500 units and teams of 20+ employees.
Advanced knowledge of budgeting, financial reporting, and cost management.
Strong understanding of fair housing laws, local regulations, and property management compliance.
Demonstrated ability to lead, motivate, and develop high-performing teams.
Strong written and verbal communication skills.
Ability to prioritize, problem-solve, and make data-driven decisions.
High proficiency in Microsoft Office; Yardi or similar property management software preferred.
Ability to travel regularly between properties; valid driver’s license and reliable transportation required.
Physical ability to inspect properties (including climbing stairs and lifting up to 25 lbs).
