Assistant Project Manager – Drywall & Metal Stud Framing

Location : Los Angeles, CA

Employment Type : Full-Time

Are you an experienced construction professional with a passion for drywall and metal stud framing? We are seeking a motivated, detail-oriented Assistant Project Manager to support large and complex commercial construction projects. This role is ideal for someone who understands the operational, financial, and scheduling demands of drywall and framing subcontracting in the commercial construction industry.

Key Responsibilities

Manage and oversee multiple drywall and framing projects based on size and complexity.

Supervise, train, and develop a team of 1–3 Project Engineers.

Collaborate with pre-construction and project management teams to ensure smooth operations and financial performance throughout the project lifecycle.

Review and interpret contracts, subcontracts, and scopes of work to identify risks and confirm feasibility.

Draft and manage subcontracts and purchase orders; coordinate with Finance / Accounting for timely processing.

Evaluate subcontractors and suppliers for scope accuracy, pricing, and schedule compliance specific to drywall and framing work.

Lead internal and external project meetings, including kick-off, progress, and value engineering sessions.

Analyze drawings, specifications, and bid documents related to drywall and metal stud framing trades.

Assist in preparing detailed time, labor, and cost estimates aligned with project budgets and timelines.

Communicate regularly with Project Foremen, Superintendents, and field teams for project coordination and progress tracking.

Interface with General Contractors, vendors, and internal teams to ensure operational and financial alignment.

Identify potential project risks or delays early and communicate proactively with leadership and clients.

Monitor and update project schedules and budgets; review project performance with Finance / Accounting.

Manage monthly progress billing, including Schedule of Values (SOV) and invoicing, to maintain positive cash flow.

Prepare, submit, and track change orders; follow up on outstanding balances.

Oversee project closeout activities, ensuring timely and efficient completion.

Conduct regular field visits to monitor execution, safety, and compliance.

Perform additional project-related duties as required.

Qualifications

Bachelor’s degree in Construction Management, Engineering, or a related field preferred.

Minimum 5 years of experience in construction project management, specifically within drywall and metal stud framing trades.

Proven understanding of construction documents, contracts, estimating, scheduling, and cost control.

Strong leadership and team-building skills with the ability to manage multiple priorities.

Proficiency with project management software and construction technology tools preferred.
