Position Title : MEP Construction Manager II / Owner's Representative
Position Location : Location varies by assignment. 75–100% travel across the U.S. unless assigned to an extended project. Must be located near a major US airport.

Job Summary
The MEP Construction Manager II (MCMII) acts as the contractor and / or owner’s point-of-contact and onsite advocate from pre-construction through turnover and closeout, ensuring the facility’s mechanical, electrical, plumbing, fire protection, controls, and supporting building systems are designed, procured, installed, integrated, commissioned, and documented to meet the owner’ requirements for scope, schedule, budget, operability, and maintainability.
The MCMII will receive limited directions on day-to-day work and general instructions on new projects, tasks or assignments. Will execute and assist team leadership on projects, tasks or assignments of complex scope. Will work independently or under limited supervision.
The MCMII will communicate and operate in line with organizational and client goals and values, as well as departmental objectives.
Essential Functions
Construction Management, Owner Advocacy & Project Oversight
Serve as the contractor and / or owner’s primary representative with contractors, designers, trade partners, equipment manufacturers and vendors, facility operations, and AHJs; lead / participate in OAC, coordination, and readiness meetings. Maintain a proactive issues / risk log; escalate schedule, cost, and technical risks with mitigation plans aligned to owner priorities. Champion clear, data-driven communication (technical and non-technical) across all parties; curate owner updates and decision logs.
Design & Pre-Construction (MEP Focus)
Review design criteria, drawings, and specifications, including but not limited to HVAC, power distribution, emergency generation / UPS, grounding, lighting, plumbing, fire protection, and controls for constructability, operability, and maintainability; resolve clashes early via BIM coordination. Support procurement strategy for long-lead MEP equipment; verify factory documentation, submittals, and vendor plans flow down owner requirements. Align QAQC and commissioning requirements in project documents so expectations are contractual and traceable.
Construction Administration & Field Oversight
Provide daily / weekly oversight of MEP and general building trades to verify installations meet drawings, specifications, codes, and manufacturer requirements. Enforce coordination plans and above-ceiling / MEP routing decisions; confirm access clearances, labeling, and maintainability are preserved as-built. Monitor schedule interfaces and system integration sequences; initiate recovery plans when needed.
Methods of Procedure (MOP), Safety & Readiness
Coordinate development / review of MEP-critical MOPs (energization, generator / HVAC tie-ins, shutdown windows), ensuring protection of live environments and compliance with owner / site policies. Reinforce HSE policies (e.g., NFPA 70E, LOTO) and confirm pre-energization prerequisites and settings management are satisfied by the delivery team.
Commissioning Oversight (L1–L5)
Oversee the full commissioning process from L1 through L5, ensuring all systems are tested, documented, and accepted per owner requirements. Coordinate with the Commissioning Authority / Program on scope handoffs, tagging / progress reporting, and Cx schedule alignment. Ensure pre-functional checklists, startup prerequisites, vendor O&M, settings, and test reports are complete and organized. Maintain a punch list and / or action item tracker through closure and drive resolution of commissioning issues. Support integrated systems testing and final acceptance procedures, ensuring all commissioning documentation is archived for turnover.
Documentation, Controls & Reporting
Maintain field document control for drawings, RFIs, submittals, test / inspection records, equipment lists, and change orders; produce concise owner reports with schedule / cost / quality status and decisions required. Use common tools (Procore, BIM 360 / ACC, Bluebeam, MS Project / P6, Excel / PowerPoint / Teams) for traceability and dashboarding.
Completion of Assigned Tasks and Deliverables on Time and on Budget

Position Requirements (intermediate level for all the following)
Strong working knowledge of commissioning processes for electrical, mechanical, and controls systems in mission-critical environments. Knowledge of industry trends, project management and construction procedures and best practices. Knowledge of materials, methods and the tools involved in the construction of mission critical, commercial buildings or other structures. Knowledge of the importance of the Method of Procedure (MOP) process and work notifications. Skilled in clear, concise communication with both technical and non-technical audiences, with the ability to represent the owner directly with contractors and clients. Skilled in managing schedule inputs and enforcing commissioning standards across multiple stakeholders to ensure successful project execution. Skilled at using construction management software such as Procore. Skilled in completing assignments accurately and with attention to detail. Skilled at using MS Office Suite (Excel, Word, Outlook, PowerPoint, Teams), along with exceptional organizational skills for file management. Ability to leverage AI and emerging technologies to streamline workflows, optimize operational processes, and contribute to company-wide innovation Ability to follow company and site safety requirements. Ability to analyze and prepare documents, reports and correspondence. Ability to work successfully as a member of a team and independently with moderate supervision. Ability to work under pressure and meet close deadlines. Ability to work independently and collaboratively with onsite and remote team members. Ability to analyze complex information and develop plans to address identified issues.

On occasion the employee may move equipment weighing up to 50 pounds.
Travel Requirements
Must have a valid driver’s license and the ability to rent vehicles. 75–100% travel across the U.S. unless assigned to an extended project (>
6 months; typical assignments 9 months – 4 years). Ability to relocate within 1–3 months if required (when 100% travel isn’t supported). Effective May 7, 2025, and in accordance with U.S. federal regulations for domestic air travel, a valid REAL ID (or an acceptable alternative, such as a passport) is required for travel associated with this position. Travel is defined as physically leaving home on behalf of business activities including but not limited to client sites, meetings with other employees, meetings for business development purposes, running errands on behalf of the business, attending industry conferences, etc. Travel may involve transportation by car or plane depending on the destination and nature of the business needs. CERTIFICATIONS & SAFETY
Ability to achieve NFPA 70E and / or OSHA training as required; strict adherence to HSE / LOTO policies.
Education / Experience
Bachelor’s degree in engineering, construction management, or related discipline
OR
Two years of hands‑on install / testing / validation / troubleshooting of mechanical, controls, and / or electrical infrastructure
PLUS
Minimum of five years of additional related experience
