Role Overview The MBTA Maintenance Coordinator is a part-time position responsible for maintaining and overseeing the Michigan Branch of the Telluride Association (MBTA), a scholarship house in Ann Arbor, MI. This role involves managing regular building inspections, handling repairs and maintenance requests, managing contractors, and ensuring compliance with safety codes. The position requires hands-on maintenance work across multiple disciplines including plumbing, electrical, HVAC, groundskeeping, and general repairs. In addition, the Maintenance Coordinator is responsible for keeping maintenance records, working within budget, and assisting with annual budget planning. This position reports directly to the Michigan Program Manager and works closely with kitchen and office staff, as well as student residents and the student Employee Coordinator(s). Position Type : Hourly Non-Exempt, Regular Part-Time Work Schedule : 20 hours per week during M-F business hours, set schedule coordinated with supervisor. Evening and weekend hours are occasionally required. Compensation : $24.22 / hr Qualifications Required Qualifications 3 years of professional experience in construction or residential maintenance. Mechanically inclined with a working knowledge of all aspects of building maintenance, repair, and service. Basic carpentry, painting, and handyman skills. Strong working knowledge of plumbing, electrical, HVAC, and general building systems. Excellent communication and interpersonal skills. The ability to interact effectively and respectfully with a diverse range of residents, staff, Board members, vendors, and contractors. The ability to work independently and efficiently schedule and manage the workload. Project management skills and ability to manage contractors. Ability to follow oral and written instructions. The ability to troubleshoot problems and take appropriate action. Reliable and dependable. Novice or better proficiency in the general use of email and office software such as Google Drive. Valid driver's license and clean driving record 18 years old or older, in accordance with Federal Labor Standards Act restrictions on operation of power tools. Ability to meet travel requirements of the position. Ability to meet acceptable background check standards. Ability to work flexible hours which may include evenings and / or weekends, as appropriate. Preferred Qualifications High school diploma or equivalent. Prior experience working with student housing, summer camps, or in a collegiate setting. Experience working to budget and creating a budget. Experience with communities of color and communities that Telluride Association serves. Responsibilities Maintenance - 80% Conduct regular inspections of the house to identify maintenance needs. Perform or coordinate basic repairs to units and buildings using electrical, plumbing, carpentry, masonry, HVAC, and painting skills. Respond promptly to maintenance requests from residents and complete all maintenance work orders as assigned in a timely way. Maintain property materials, tools, and supply inventory for cost effective operations, including purchasing supplies as needed. Regularly order kitchen and house sanitation supplies. Coordinate turnover and preparation of house for each semester, program, and event. Complete grounds work as assigned, which may include picking up trash, cleaning dumpster area, and cleaning up parking lot and other areas. Ensure the house meets all applicable fire, safety, and health codes. Alert the Michigan Program Manager of any unusual occurrence and / or damage that has taken place. Oversee all lawn care, snow removal, and other sub-contracted facilities services. In consultation with Michigan Program Manager, schedule and manage minor repair work performed by outside contractors. Complete work within budget. Develop and maintain good working relationships with all residents, staff, Board, vendors and outside contractors. Administration - 15% Coordinate inspection schedules and meet with inspectors as needed. Attend monthly meetings with student Employee Coordinator(s). Document all maintenance activities and costs for reporting and budgeting purposes. Maintain timely and accurate records regarding preventative maintenance, service requests (received and completed), expenditures, room and system status, work-in-progress, etc. Assist the Michigan Program Manager and Board to develop and coordinate major renovations plans, budget estimates, and annual budget. Professional Development - 5% Pursue professional development opportunities with the agreement of supervisor. Work Environment and Physical Demands Essential physical requirements : Duties require squatting, kneeling, bending, twisting, balancing, climbing, fine motor control, and the ability to lift and carry up to 75 pounds, and push / pull 100 pounds. Duties involve frequent exposure to confined spaces, loud noises, slippery and / or uneven surfaces, working at heights, and adverse weather conditions. Visual : normal concentration Hazards : exposure to wind, rain, snow, dust, fumes, cleaning chemicals, and other irritants. Exposure to power tools.
